11/02/2012 | SIGN SITE REVIEW | Correction Required | Reviewed by Heather Thrall, 11/2/12 Sign Code - Chapter 3 1) As the site is zoned C-3 commercial, the max sign area ratio for the establishment is 3 x the frontage (frontage is the length of the east building wall - which faces/parallels with Oracle Road - where the public enters). The frontage on the signs permit plan is noted at 170, however, the development package notes the frontage at 124.65' long. Please revise the sign package location map to match the approved DP12-0045. 2) Per 3-76: Given that the frontage is 124.65, and the sign area is 3 x the frontage, the total max sign area is 373.95 (in addition, the max coverage is 30% of any elevation of the building). The sign permit application shows a proposed sign area of 432.5 sqft, which exceeds the allowed sign area. Please revise. 3) Article V, Sign Types, 3-69. Wall signs: A) May not extend above the top of the facade, eaves, firewall or roofline of a building or structure. The proposal shows only the east facing elevation of the building, and no approved building plans were provided with the package. A review of the building plans on the internet and a preliminary site inspection show that the area where the sign is proposed to be mounted is actually on a "panel" that is in front of the tenant's building and is above the building's roof line. This proposal needs further review with the Sign Code Administrator, as it appears this proposal does not meet the above requirement for wall signage at preliminary review. 4) Please provide any additional information which would assist with a review of the proposal by the Sign Code Administrator, such as current photos of the construction, and a detailed drawing/demonstration as to how the "panel" may be attached to the building. 5) I may be reached at Heather.Thrall@tucsonaz.gov or at 837-4951 if you have any questions on this review.
