I DID NOT SEE ANY SIGNS OF THE STAKING AT THE SIGN LOCATIONS. THE CONTRACTOR WILL NEED TO VERIFY THAT THE SIGNS ARE IN THE CORRECT LOCATIONS ORIOR TO POURING ANY CONCRETE FOR THE FOOTERS. CONTACT DAVID AT 349-7643 OR MIKE RUSSO AT 240-9859 WHEN YOU ARE DRILLING THE HOLES FOR THE FOUNDATIONS SO WE CAN PERFORM THE EXCAVATION AND LAYOUT FOR THE SIGNS.

09/17/2012 SIGN SITE REVIEW Correction Required PER SECTION 3-82, MAX SIGN AREA IS 250 SQFT FOR QUALIFYING PREMISE IN SCENIC CORRIDOR. DRAWINGS SUBMITTED FOR WALL SIGNS (AND 2 FREESTANDING SIGNS) EXCEED THIS SIGN AREA, HOWEVER, SIGN AREA CALCULATIONS CAN BE REVISED TO WITHIN ALLOWED SIGN AREA. CONTRACTOR CONTACTED BY EMAIL WITH EXAMPLES OF HOW TO CALCULATE SIGN AREA.

PER 3-33: GRAD/HEIGHT OF FREESTANDING SIGNS:
GRADING PLANS SHOW A GRADE DIFFERENTIAL BETWEEN SIGN BASE AND LOWEST POINT WITHIN 20' OF BOTH FREESTANDING SIGNS. PLEASE CLARIFY - IS THERE A 2' GRADE DROP FARTHER OUT FROM SIGNS - FOR BOTH SIGNS -AS NOTED ON GRADING PLAN? PROVIDE DETAIL SHOWING HEIGHT AS MEASURED AT BASE OF SIGN AND LOWEST POINT WITHIN 20' OF SIGN BASE TO TOP OF SIGN.

VARIANCE CRITERIA ALSO MANDATES:
1) ANY EXISTING NATIVE VEGETATION DISTURBED UREING INSTALLATION OF THE FREESTANDING SIGN ALONG HOUGHTON ROAD FRONTAGE SHALL BE REPLACED WITH SIMILAR PLANT MATERIAL. PROVIDE PICS OF AREA AND LANDSCAPE PLAN SHOWING CURRENT VEGETATION WHERE SIGN INSTALLATION TO OCCUR. A LANDSCAPE PLAN SHOULD DETAIL TYPES OF EXISTING PLANTS AT PROPOSED SIGN LOCATION AND HOW FINAL CONFIGURATION OF NEWLY INSTALLED SIGNAGE AND RENEWED PLANT MATERIAL WILL LOOK, COMPLETE WITH LIST OF PLANT SPECIES AND SIZES. (NO INFO WAS PROVIDED, PLEASE PROVIDE LANDSCAPE PLAN AND PICTURES WHERE SIGNS WILL BE INSTALLED.)

2) EAST FACE OF THE FREESTANDING SIGN ALONG GOLF LINKS SHALL REMAIN WIHTOUT LIGHTING AN SIGNAGE/LOGO GRAPHICS RELATED TO THE ESTABLISHMENTS IN THE DEVELOPMENT. (REMOVE REFERENCE TO SIGNAGE THIS FACE ON THE PROPOSED SIGN PLANS.)

3) FREESTANDING SINGAGE SHALL BE DESIGNED IN CONSISTENCY WITH THE ARCHITECTURAL ELEMENTS OF THE BUILDINGS ON THE OVERALL PREMISES, USING SIMILAR MATERIALS AND COLORS IN THE SUPPORT BASE OF THE SIGNS. (PER SIGN CODE SECTION 3-18 - PROVIDE FOOTER DETAIL SHOWING SIGN SUPPORT, UNDERSTOOD GENERAL CONTRACTOR FOR SITE IS DOING INSTALL OF BASE.)
