07/12/2012 INSP - INITIAL CODE ENFORCMENT Approved Received a call fron Joseph the C.S.R. that the unit has no electrical to some areas and no cooling or hot water. Arrived and the wall mounted AC was not working. The water heater not working leaving no hot water to the unit. Checked all the breakers in the unit and none are tripped. Checked the exterior breaker on the main disconnect and it's not tripped. While talking to the management, they kept saying they needed a permit. I did advised that if the permit needs to be replaced that they can replace in an emergency and then get the permit tomorrow in the morning. But checking with the tenant was told that T.E.P. was on the property and that tells me that the main breaker needs to be replaced and that the electrical contractor needs to make arrangements with T.E.P. to have a shut off so the repairs can be made. I did meet with management and the person on site today is temporary and the manager of the complex will be in tomorrow and she has been in contact with the electrical contractors for bids. I did talk to the supervisor and they will be giving the tenant model unit to stay in until the repairs have been made. I did talk to Rick Saldate my supervisor and went over the issues on the property and will be removing the 220 circuits at the panel in the bathroom at the breakers only leaving the circuits to the lighting and some outlets. Smoke detectors were checked and working at the time of the inspection. Will check with the tenant in the morning on moving to the other unit. RV.
