At site, spoke to tenant and owners son, Tyler. Found broken windows in the front, Rear sliding glass door has broken glass, Bathroom has leaking p-trap, A/C fan is weak, hardly any air coming out of vent and it's not cold. Unit has roaches. Non-working smoke detector. Open electrical panel in managers office. Explained to Tyler that he was responsible to repair damage to the unit and the glass would have to be replaced today or I would shutdown the unit and the tenant would have to be moved to another unit. Glass was being replaced before I left the property. F/U 30 days. |
