11/17/2010 ENGINEERING - FINAL Correction Required MET WITH THE TENANT ON THIS SITE TO SEE WHAT SOME OF THE ISSUES ARE THAT NEED TO BE ADDRESSED. MODIFICATIONS HAVE BEEN MADE TO THIS SITE THAT ARE NOT REFLECTED ON THE APPROVED DRAWINGS. THESE REVISIONS NEED TO BE NOTED ON AN APPROVED SET OF DRAWINGS THAT WILL BE UTILIZED IN FUTURE INSPECTIONS. CURRENTLY THE ISSUES AT HAND ARE LISTED AS FOLLOWS:
1) UNUSED DRIVEWAY OPENNINGS OFF OF BOTH 12TH AV. AND UTAH STREET. THESE OPENINGS SHOULD BE CLOSED TO PREVENT ACCIDENTLY DRIVING THROUGH THEM INTO THE NEW PARKING LOCATIONS. PER THE KEYNOTE 11 THE EAST DRIVEWAY ENTRANCE OFF OF UTAH ST IS SUPPOSE TO HAVE 6" VERTICAL CURB PREVENTING ACCESS. IT IS AN OPEN DRIVEWAY WITH A ROLING GATE THAT IS INTENDED TO BE UTILIZED AS THE SOUTHERN ACCESS INTO THIS SITE.
2) THE DRIVEWAY SHOWN ON THE SITE PLAN LOCATED IN THE SOUTHWEST CORNER OF THIS SITE IS NOT EXISTING AT THIS TIME. THE DRIVEWAY IS EXISTING, BUT THE CHAINLINK FENCE IS CONTINOUS ACROSS THE OLD OPENING.
3) PARKING THROUGHOUT THE SITE IS NOT AS SHOWN ON THE APPROVED PLANS IN ALL LOCATIONS DO TO THE CURRENT MODIFICATIONS TO THE PLAN.
4) THE ADA ACCESS RAMP INTO THE EXISTING AUTO SALES OFFICE DID NOT MEET THE CURRETN SLOPE RATIO STANDARDS AND WAS MODIFIED TO MEET THE 12:1 SLOPE VALUES. THIS MODIFICATION CHANGED THE LOCATION OF THE 5 FOOT SIDEWALK THAT WAS CONSTRUCTED SOUTH OF THE SALES OFFICE. THIS SIDEWALK NOW IS LOCATED IN THE AREA OF THE ACCESS HANDICAP ISLE AS SHOWN ON THE PLANS, ELIMINATING ALL OF THE AISLE EXCEPT FOR THE AREA WEST OF THE TRUCATED DOMES.

THIS IS ONLY TO BE CONSIDERED A PARTIAL LIST OF ISSUES ON THIS SITE SINCE MODIFICATIONS MAY HAVE TO BE MADE TO THE CURRENT CONDITIONS, WHICH THEN MAY CREATE OTHER ISSUES. IT IS SUGGESTED THAT THIS SITE COME IN FOR A FULL REVIEW WITH A NEW SITE PLAN SHOWING THE EXACT CURRENT CONDITIONS OF THE SITE. THIS NEEDS TO BE REVIEWED BY AT LEAST ENGINEERING AND ZONING TO DETERMINE WHAT OTHER CHANGES MAY NEED TO BE MADE TO MAKE THIS SITE ACCEPTABLE FOR THE ISSUANCE OF THE CERTIFICAT OF OCCUPANCY.
