ELECTRICAL CONTRACTOR BERT'S REPORTS AND PROPOSAL RECOMMENDS SERVICE UPGRADE.

REVIEWING ALL DATA AND INSPECTION NOTES OF THE SERVICE EQUIPMENT, WIRING METHODS ALONG THE TAMPERING OF CIRCUIT BREAKERS IN A HAZARDOUS MANNER. I DETERMINED A SERVICE UPGRADE IS REQUIRED.

THE DWELLING HAS HAD A SERIES OF UNPERMITTED AND UNFINISHED ADDITIONS TO INCLUDE ELECTRICAL. THE AREA IS ESTIMATED AT 664 SQUARE FEET.

THE ADDITIONS ARE AS FOLLOWS;
ONE BEDROOM HAS HAD ELECTRICAL INSTALLED SUCH AS LIGHTS AND RECEPTACLES. THE BEDROOM HAS UNFINISHED DRYWALL, TWO WINDOW, NO MECHANICAL. THE EXTERIOR WALL OF THE EASTSIDE BEDROOM ADDITION HAS NOT HAD STUCCO FINISH APPLIED. THE UNDERLAYMENT IS EXPOSED, UNPROTECTED.

STORAGE ROOM HAS HAD ELECTRICAL INSTALLED SUCH AS LIGHTS, RECEPTACLES, UNFINISHED DRYWALL AND ONE SKYLIGHT.

UTILITY ROOM HAS HAD ELECTRICAL INSTALLED SUCH AS LIGHTS, RECEPTACLES, ONE DOOR TO THE EXTERIOR. THIS ROOM CONTAINS A WATER HEATER, EXPOSED NONMETALLIC SHEATHED CABLE UNDER 96 INCHES IN CEILING.

AFTER COMPLETING THE INSPECTION HE IS REQUIRING A SITE AND FLOOR PLAN FOR THE BEDROOM STORAGE ROOM AND THE UTILITY AND CLOSET.

THE ATTACHED PORCHES ON THE NORTH AND EASTSIDE MUST BE DEMOLISHED. NO HARDWARE ATTACHED FOR UPLIFT, MEMBERS ARE DILAPIDATED AND DETERIORATING.

Tucson Fire requested an inspector.
Fire damage to a power strip due to a loose receptacle in a bedroom, Tucson Fire stated they have had 3 different occasions when they were dispatched to emergency calls due to electrical hazards.

Inspected the interior of the dwelling and found extension cords and power strips in every room with multiple accessories connected. The dwelling has had a series of unpermitted and unfinished additions to include electrical. The additions are as follows;

One bedroom has had electrical installed such as lights and receptacles. The bedroom has unfinished drywall, two window, no mechanical. There are two outlets with 3 way adapter's connected to the receptacle. The adapters have multiple accessories connected.
The exterior wall of the eastside bedroom addition has not been stucco, unfinished.

Storage room has had electrical installed such as lights, receptacles, unfinished drywall and one skylight.

Utility room has had electrical installed such as lights, receptacles, one door to the exterior. This room contains a water heater which has a cord from the unit to a receptacle, expose romex wiring under 96 inches. This room is unfinished.

One locked room (unknown).

There are two hallways with lights and unfinished drywall.

Attached unpermitted and dilapidated porch located north of the additions has multiple extension cords under the rafters.

Eastside of the addition there is a small attached porch with a washer connected to new abs drain pipes.

Set backs have not been complied with.

Large amounts of refuse and debris rear of property

Results: of the electrical inspection.
1. Two 30 amp single pole circuit breakers were installed with under sized conductors.
2. Conductors from the TEP connection to the meter are under sized conductors.
3. Over sized main breaker.
4. Water heater is not hard wired.







Immediate Action
1. City of Tucson disconnected all conductors from the 30 amp circuit breakers and removed all extension cords and adapters from the interior of the dwelling.
2. City of Tucson issued an order that all extension cords are to remain disconnected. A license electrical contractor is required to evaluate the electrical service to include the interior. All work to be completed within 24 hours. Failure to comply will result in condemnation of the dwelling.


On 6-29-09
Later that evening Bert's call me and explained corrective action completed.

1. The water heater was hard wired.
2. One 15 amp circuit breaker was installed to match correct size of conductors.
3. One 15 amp circuit breaker was installed to match correct size of conductors.
4. One 20 amp circuit breaker was installed to match correct size of conductors.
5. Bedroom receptacle was replaced.
6. Further education was explained to the owner on the misuse of extension cords and appliances.

Electrician stated the company will prepare a proposal for additional required work such as a service upgrade. This could take 2 to 4 days. Final comments were that the dwelling is safe provided no more misuse of extension cords.
