THE OTHER TWO TRAILERS ARE CAR HAULER TYPE TRAILERS ONE OF THE TRAILERS IS LOADED WITH A STRIPPED FRAME FROM A VEHICLE. THESE TYPE OF TRAILERS AND USES ARE NOT CUSTOMARY TO RESIDENTIAL USE THEREFORE ARE NOT ALLOWED UNDER THE CURRENT 1953 APPROVED SITE PLAN. OWNER IS REQUESTING MORE TIME I GRANTED 60 DAY EXTENSION, SPOKE TO GLEN JONES JR ON 10-27-08. ALL COMMERCIAL VEHICLES ON SITE. I GRANT SUCH A LONG EXTENSION DUE TO PROPERTY AT 1720 N STONE WAS ALSO IN VIOLATION AT THE SAME TIME, THAT PROPERTY REQUIRED THE REMOVAL OF TWO LARGE STORAGE UNITS AND HAVE BEEN DONE.

Had meeting at DSD with William Balak and property owner Glenn Jones. We discussed options to the violations of the following properties.

1720 N Stone Avenue
Has two trailers suspended over a private wash. I have researched records to this property and found no approved site plan of the trailers. We also had flood control at the meeting which she stated due to the 100 year flood area, the location of the trailers could possible cause a damming issue if debris flowing down the wash gets trapped under the trailers plus the trailers footer to the south of the property has been expose due to the deterioration of the wash walls (not a safe place for this equipment)
She also stated if a study of the area was done by a civil engineer, to indicate evaluations of water and other criteria required by DSD Flood Control and then to submit to DSD for an examination at this point a decision would be made if the trailer could possible stay in that location. Another factor to consider would be the Building Dept might have some issues with the stabilizing of the trailers possible anchoring or other required methods.

The owner s was given two abatement options.
1st Option was to relocate the trailers to the rear of the building or some other area with a approved site plan.
2nd Option was to hire civil engineer to do a study of the flood plain area to include data required by D.S.D. Flood Control, all data to be examined by DSD for review to determine if the trailers could remain as they are.

This property is in the C-2 zone the front of the property has a radiator / auto repair shop.
The center of the property has a dwelling that is occupied. The rear portion of the property has inoperable vehicles, semi trucks, truck frames, trailer and metal debris
( Junk Yard ) no activity of any use.

The property does have non conforming status I.A.W. last approved site plan dated 1953 it shows commercial use in the front, dwelling ( Residential ) in the center and at the rear of the property is vacant status with in Well.

The owner s was given abatement options.

1. Remove all equipment and clean the property, return it to its vacant state I.A.W last approved site plan.
2. The owner could develop the land which would mean the property must come up to current code. This would allow all uses within the C-2 zone.


Zoning offered to research old aerials to see if the parcel was ever used for commercial vehicle parking. When research is complete zoning will notify DNR of findings. I told the owner I will wait until zoning research is complete and then contact him to advise of the NOV and time frame.
