07/20/2007 INSP - INITIAL CODE ENFORCMENT Compliance I stop by this afternoon and met with Rick Peller owner of Kodiak. He stated that the chiller system is up and running. One compressor out of the four is down. A replacement part is awaiting shipping from Phoenix Az to Tucson Az. The system still can function with the three remaining compressors. I did meet Mr Marshall at unit 111 he was happy about the cooling I did ask him if would like to speak to Tracy he said no.
I spoke to Diana ( Management) she stated that the boiler system is running normal.
At this time I will close my case.
07/17/2007 INSP - INITIAL CODE ENFORCMENT Violation 7-17-07
Property had a power outage which damaged the cooling, and the electrical system to the chiller system.
Diana of Pinnacle properties is on the ball with the needed repairs.

Had contractor Kodiak Mechanical Systems start the chiller repairs and also had Cascada Electrical out to that night to replace a relay that shorted out.

Kodiak did fire the system up at 11:00
I arrived at 1500 and met with Diana, she stated that Kodiak was going to return this evening to ensure the system is working properly. The water temperature is currently at 50 degrees.

Diana had T.E.P to check the transformers on the property T.E.P said they are OK.

Hired MC Cook Boiler Systems to repair the boiler system, they went out there to repair a leak, they did a temp fix. They are schedule to return to make final repairs today.

I called and left message with Rick owner of Kodiak, my question is how long will it take for the water to get to the 45 degree temperature and cool the units.

Management has cold bottled water available.

At this I have not issued an N.O.V due to management is going everything I would have required in an N.O.V. I told Diana I will be checking with her twice a day, and I would be calling the contractors.
This complex has 224 units.
