I did a final inspection yesterday. The faucet in the kitchen was replaced, the light switch in the kitchen was replaced which eliminated any current flow into the anchor screws. The thermostat for the gas heater was replaced. No other violations exist at this time. Case closed. |

Visited property on 04-23-07. There was a vehicle there and it appeared some work was going on. There was a "For Rent" sign on the fence in the front. I called the owners and left a message for them to contact myself. Follow up 05-01-07. |

I met with tenant Jeanette Lopez at 13:00 on 03-20-2007. She explained some of the problems and showed myself the areas of concern. The most significant issue was the light switch for the kitchen light. The switch was causing a small electrical shock when someone touched the screw(s) to the cover plate, indicating a possible bad devise (switch) or some other type of ground fault. The other issues were the operation of the gas furnace in conjunction with the thermostat control device. The tenant stated the funrace would come on and only run for a short time before turning off. The tenant stated the toilet was replaced and hasn't functioned properly since. She did indicate that a repair person discovered toy in the toilet which was obstructing the proper flow and function. Further the tenant pointed out an area around the base of the toilet where the tile grout is missing and stated the landlord was aware however never took steps to repair the missing grout. The faucet in the kitchen sink was defective. The valve which controls the hot side of the water flow is malfunctioning. The tenant further stated that the fireplace in the N/W bedroom would not draw properly causing smoke and gases from a fire to backfill into the house. Tenant stated that she had requested with the landlord the aforementioned issues be address however none were ultimately resolved. I spoke with the owner 03-21-07 and advised her of my findings. She will begin corrective action after the 31st of March when the tenant vacates. Follow up 30 days. |
