Tanque Verde Place T04BU02272 Preliminary Grading Punch list March 20, 2008 The following item must be completed prior to final approval of the grading permit and Certificate of Occupancy for lots 9, 10, 32-37 AND ALL LOTS OUTSTANDING. 1. Construct all sidewalks as shown on the approved plans. 2. Construct all sidewalk scuppers per approved plans. 3. Construct drainage swale behind lots 44-47 per plan. 4. Clean drainage pipe behind lots 28, 29. 5. Grout rip rap outfalls per approved plan. 6. Install concrete gutters or revise plan. 7. Revise the grading plan per red line drawings. 8. Install stop signs per plan. 9. Expose all storm drain manhole covers. 10. Submit an Engineers certification for lots 1-14. 11. Repair/ replace all broken or damaged sidewalk and ramps that have two or more through cracks per panel. 12. Trim basin and swale slopes to match plan grades and cross section. 13. Show slope grades at southeast side of lot 57. Slopes steeper then 2:1 require grouted rip rap. 14. Covered parking canopies extend 1 foot into the required PAAL. Have Engineer address with Zoning. 15. Provide detail for both type I and II bicycle parking, and provide lighting as noted on approved plan. 16. Show location of all handrails on as-built plan. 17. Provide inlet and outlet flow line elevation for all underground pipe. 18. Provide detail for drainage swale along west edge of property. Sidewalk/porch extends into area for swale. 19. Insure a minimum of 4 ft sidewalk clearance at building pop outs, electrical panels, etc. 20. Insure a minimum 24 ft PAAL at lot 2. 21. Insure water does not pond at all curb ramps. 22. Provide type B post barricades in trash enclosures per approved plan. Please address above items and call for reinspection. |
