07/27/2006 INSP - INITIAL CODE ENFORCMENT Approved VISITED SITE, MET WITH IWNER RAY WESTIN AT THE MANAGERS OFFICE, ASKED MR.WESTIN WHERE THEY WERE AT WITH THE REPAIRS TO THE UNIT, MENTIONED THAT REPAIRS HAD BEEN MADE THAT WHEN HE WENT INSIDE THE UNIT AND SAW THE CONDITION OF THE UNIT AND BECAUSE OF THE TROUBLE TENTANTS YOUNG SON HAS CAUSED, MANAGMENT MADE THE DECISION TO TERMINATE THE LEASE, 30 DAY NOTICE WAS GIVEN, TENTANT APPEALED THE APPEAL GOOD TO 60 DAYS FOR THE END OF SEPTEMBER. TENTENT HAS STAYED CURRENT ON RENT BUT POOR CONDITION OF THE UNIT IS CAUSING ROACHES TO APPEAR IN THE SURROUNDING UNITS. WALKED POOLS WITH MANAGER FOUND THAT FENCING HAD BEEN SECEALD AND RE-WELDED REBAR WAS DRIVING INTO THE GROUND AND THEN WELDED TO THE FENCE POSTS MATCHING THE EXISTING.
KNOCKED ON DOOR (UNIT 122) RECIEVED NO ANSWER, DID HEAR PEOPLE INSIDE KNOCKED SEVERAL TIMES STILL NO ANSWER. RAY WESTIN DID MENTION THAT SINCE THE LAST VISIT THEY HAVE SEEN LITTLE OF THE TENTANT.

06/15/2006 INSP - INITIAL CODE ENFORCMENT Approved VISIYED SITE, MET WITH TENANT TRACY PORTER, TRACY MENTIONED SHE HAD SEVERAL MINIMUM HOUSING ISSUES THAT SHE IS CURRENT ON RENT HOWEVER WAS LATE LAST MONTH GIVEN ON AN EVICTION NOTICE. MANAGMENT IS CURRENTLY WORKING WITH HER. UNIT WAS FOUND TO BE A MESS, TRASH- DEBRIS- CLOTHS & FOOD STACKED EVERYWHERE. EXPLAINED TO TRACY SHE WOULD HAVE TO SHOW ME THINGS SHE WANTED INSPECTEDAND THAT THEY NEEDED TO BE ACCESSIBLE. MY FINDINGS ARE AS FOLLOWS.

2).REFRIGERATOR FREEZINGOVER IN THE FIRG SECTION OF REFER- FEEZER, MISSING LIGHT COVER

1). CEILING IN BATHROOM DETERIORATING DUE TO A/C LEAK
2).ACCSESS PANEL TO A/C DOES NOT COMPLETELY COVER THE OPENING
3).TILE AROUND TUB FIXTURES IS DETERIORATING (PUSH-IN) ALLOWING WATER TO LEAK BEHIND DRYWALL, DRYWALL TO THE RIGHT OF TUB SOFT PAINT CRINKLING, TILE PUSHED AWAY FROM WALL.
4).BATHROOM DOOR HAS A HOLE
5).CEILING LEAK IN S/E BEDROOM
6).S/E BEDROOM DOOR DAMAGED MISSING DOOR-TRIM
7).MICE HOLES IN N/E BEDROOM CLOSET N/W CORNER AND NEXT TO KITCHEN CABINETS HAVE KILLED 13 MICE.

EAST POOL: 1 WEST PORTION OF FENCING DETACHED FROM SUPPORT POLES
2 SELF LATCHING HARDWARE ON GATE MISSING.

MET WITH OWNER OF COMPLEX MR. ISZASSEN WALKEDTHE POOL AREA'S WENT OVER VIOLATIONS ON THE POOL FENCING. MR. IZASSEN MENTIONED HE WOULD HAVE A WELDER ON SITETOMORROW 6/16/06 TO BEGIN REPAIRS.
WENT OVER ISSUES IN UNIT #122 EXPLAINED THAT SOME ISSUES WERE TENANT GENERATED AND THAT HE WOULD HAVE TO WORK THOSE ISSUES OUT WITH TENANT EXPLAINED I WOULD BE ISSUEING A NOV WITH ISSUES TO BE ABATED WITH 30 DAYS
