Subject: Drainage from Old Spanish Trail site

All,

Thank you all for meeting with us today to resolve the drainage issues on our Old Spanish Trail site. As discussed and agreed, to mitigate any potential drainage problems caused by the site changes, we will dig out a 10' drainage channel on the southwest end of our property, near the weep holes that allow for drainage from the apartment complex. The channel will extend to the middle of our property to allow the water to then flow naturally away from the site. In addition, we will clean up the debris from the site.

I am in the process of identifying someone to do the work and will let you know as soon as we have a time frame for the work.

Mr. Himmelberger,

I wanted to touch base with you regarding the drainage concern you have at the Camino Real Apartments.

I have been contacted by Dennis Donovan with Physical Resource Engineering. He has taken over the project design for the parcel North of the property you manage. As part of the change in engineering firms, there has been a drainage study done by their office to better understand the drainage flow impact from the surrounding properties. Mr. Donovan feels that placing a temporary drainage swale along the north side of your property's north wall may alleviate your concerns. The weep holes that have been blocked or partially blocked have been calculated to convey 1-4 cfs during a 100 year rain event.

There are a few details to be worked out before this can happen but, I wanted to check with you and make sure that sounds like a reasonable solution.

Jim,

Well here's the deal, the previous engineer Paul Nzomo has been replaced by Dennis Donovan with PRE (690-1669). I have contacted Rich Himmelberger with the property management company. Dennis Donovan is aware of the issues and is having a hard time locating the drainage report for Camino Real.

It appears, to me, that there are a couple of issues contributing to the situation. First, there are 5-7 weep holes in the CMU wall on the North side of Camino Real that have been completely or partially blocked by the dirt work at Lilac Town homes. Second, it appears that Old Spanish Trail may have been elevated over the years and water no longer leaves Camino Real as originally designed.

So, here's the plan, I am going to try to help track down the drainage report from Camino Real. Dennis Donovan is going to look at the surveyor's shots for both properties. Once there is a better real world idea of what the topography is Dennis Donovan is going to try to design something that is a win-win (really drains) for both parcels.

I am hoping to coordinate both PRE and Rich Himmelberger so everyone is involved in the solution.

Planning and Zoning Rep:

Out company owns and manages an apartment community "Camino Real" located at
8601 East Old Spanish Trail. About 4-5 months ago, a builder began
constuction of a condo community and construction halted for financial
reasons. During the leveling of the site, fill-dirt was used to level and
this caused the blockage of the stormwater/floodplain from our site causing
flooding during storms. I'd like to schedule a meeting and inspection at
the site to discuss further.
