* CALLED BANCROFT & ASSOCIATED (PROPERTY MANEGER)SPOKE WITH HINDS LINDA MANTIONED SHE THOGHT ISSUES HAD BEEN ABATED, CKECKED FILE SOW WORK ORDERS AND THOUGHT IT PROBABLY HAD BUT SHE SOULD NOT FIND NOV. I ASKED THAT SHE SEND MAINTENAINCE REGUEST FORMS AND THAT WHY I COLD COMPARE TO NOV AND CHEKED OFF ITEMS. I EXPLAINED THAT IF I FOUND ISSUES ABATED I WOULD THEN CLOSE CASE. LINDA MENTIONED NEW TENANT HAS NOT FILED ANY COMPLAINTS.NO PICTURES WERE TAKEN. WEIL FOLOW UP ON REGUET & NOV.

07-26-06 RECEVIED FAX AND WORK ORDERS DATE BETWEEN 3-27-06 AND 4-20-06 PLUMING,ELECTRICAL ,GAS, AND "HOME AREA" FOR INTERIOR FETURES. APPEARS ALL ITEMS WORE ADDRESSED DVR HAS NO FURTHER ISSUES.COMLIANCE CASE CLOSE!!!
02/02/2006 INSP - FOLLOW UP CODE ENFORCE Approved VISITED SITE, MET WITH TENANT JASON MILLER, WHO MAINTED THAT THEY HAD SOME MINOR ISSUES THAT HE NEEDED SOMEBODY TO TAKE A LOOK AT, BUT DID NOT FEEL THESE WERE ANYTHING MAJOR. I EXPLAINED THAT I WOULD CONDUCT A THROUGH INSPECTION OF HIS UNIT AND THAT A NOV WOULD BE ISSUED FOR THESE ITEMS. JASON MENTIONED THAT THE HEATER AND GAS ISSUES HAD ALL BEEN ABATED AND WAS CONTENT WITH THE STATUS OF THE WALL HEATER. JASON ALLOWED ENTRY. MY FINDINGS ARE AS FOLLOWS:

ELECTRICAL
1) LIVING ROOM RECEPTACLE ON SOUTH WALL SHOWS OPEN GROUND. APPEARS ELECTRICAL SYSTEM WAS A 2-WIRE SYSTEM AT ONE TIME.
2) KITCHEN LIGHT NOT WORKING PROPERLY WHEN SWITCH IS TURNED ON, SOMETIMES COMES ON, SOMETIMES NOT.
3) KITCHEN LIGHT ROOM IS LEFT EXPOSED IN THE CABINETS.

APPLIANCES:
OVEN PORTION OF THE STOVE NOT WORKING, HAS A STRONG SMELL OF GAS IN THE KITCHEN.

PLUMBING:
1) A ESCUTCHEON FOR HOT WATER VALUE NOT COMPLETELY COVERING, THE TILE "OPENING"
2) TUB FIXTURES HAVE A CONSTANT DRIP NEED REPAIRS
3) APPEARS TO BE A LEAK IN THE AREA BETWEEN THE TUB AND THE TOILET EVIDENCED BY SOFT DRYWALL BLISTERING PAINT.

INT. FIXTURES
1) FRONT DOOR NEEDS PROPER WEATHER STRIPPING AND THRESHOLD.
2) CABINET DOORS NEED ADJUSTING OR DOOR LATCHES TO KEEP DOORS CLOSED OF ALL TIMES OR WHEN SUPPOSED TO BE CLOSED.
3) BEDROOM DOOR DIFFICULT TO OPEN DUE TO BEING TOO TIGHT, NEEDS ADJUSTING OR SANDING.
01/23/2006 INSP - FOLLOW UP CODE ENFORCE Approved PRIOR TO VISITING SITE, I CALLED TENANTS AND RECEIVED NO ANSWER. THIS WAS MY SECOND CALL AND SECOND MESSAGE LEFT. ASKING TENANTS TO PLEASE CONTACT. VISITED SITE, KNOCKED ON DOOR, RECEIVED NO ANSWER. LEFT A "NO ONE HOME" LETER TAPED TO THE FRONT WINDOW, ASKING TENANTS TO PLEASE CONTACT. PICTURES WERE TAKEN, TENANTS GIVEN 5 DAYS TO RESPOND.

BANCRONFT AND ASSOCIATES CLAIM AND HAVE FAXED PROOF THAT WORK WAS ALREADY COMPLETED.
