WESTSIDE STRUCTURE CONSIST OF FAMILY ROOM, LAUNDRY ROOM, AND MASTER BEDROOM. WESTSIDE MEASURES APPROX. 8 FEET BY 60 FEET. EASTSIDE MEASURES APPROX. 12 FEET BY 60 FEET. MIN HOUSING INSPECTION WAS DONE AND VIOLATIONS WERE FOUND AND ARE AS FOLLOWS: FIRE SAFETY: 1. NO WORKING SMOKE DETECTORS HEATING SYSTEM: 1. IMPROPER DOOR HAS BEEN INSTALLED FOR HEATING APPLIANCES COMPARTMENET, COMBUSTION AIR VENTS ARE LACK AND DOOR IS MADE OF PARTICAL BOARD AND LACKS FIRE RATING. 2. FURNACE CLOSET AND FURNACE REQUIRES SERVICING AND COMPARTMENT HAS LARGE AMOUNTS OF DUST AND COBWEBS THAT POSE AN IMMEANT FIRE HAZARD. 3. FLOOR VENTS FOR HEATING SYSTEM LACKING IN WALKIN CLOSET, POSE A SAFETY HAZARD. ALSO IN KITCHEN AREA. ELECTRICAL SYSTEM: 1. SEVERAL RECEPTACLES LACK COVER PLATES. 2. TEST EQUIPMENT WAS USED TO TEST RECEPTACLES AND FOUND OPEN GROUNDS, RECESSED HOT NEUTRALS, SOME RECEPTACLES WERE NOT ENERGIZED IN SOME SECTIONS OF STRUCTURE. 3. SOME RECEPTACLES WERE NOT SECURED PROPERLY, WHEN TENTED RECEPTACLES PULLED OUT OF WALLS. 4. 220 CIRCUIT FOR ELECTRIC STOVE WAS REPORPED TO BE ARCHING. APPEARS SEPERATE CIRCUIT WAS INSTALLED FOR ELECTRIC STOVE AND RAN UNDER TRAIL AND INTO KITCHEN OPEN IN FLOOR LACK PROTECTIVE GROMET POOSIBLE W/O/P. 5. ELECTRICAL DISCONNECT WAS FOUD TO CONTAIN DOUBLE LUGGED BREAKER. 6. INTERIOR SUBPANEL LACKING DEAD FRONT PLATE. 7. POSSIBLE WORK WITHOUT PERMITS FOR ADDITION, ADDITION OF ELECTRICAL CIRCUITS. 8. TRAILER BEDROOM COILING LIGHT HAS NO WAY TO BE TURNED ON OTHER THAN SCREWING IN LIGHT BULB. 9. WALL AC UNIT, NOT ON DEDICATED CIRCUIT. 10. OPEN J-BOX WITH EXPOSED ELECTRICAL CONDUCTOR BEHING STOVE. PLUMBING SYSTEM: 1. ADDITION OF LAUNDRY ROOM, DRAIN APPEARS TO HAVE BEEN DONE WITHOUT PROPER PERMITS AND INSPECTION EVIDENCED BY LACK OF REQUIRED P- TRAL AT STAND PIPE. W/O/P ON WATER SUPPLY LINES. 2. NEW TYPE HOT WATER HEATER W. INCLOSURE HAS BEEN INSTALLED. CHECK FOR PERMITS- PERMITS HAD EXPIRED. 3. WEST BATH SHOWER LACKS HOT WATER SIDE HANDLE. 4. TOILET NOT SECURED TO FLOOR, LACKS CLOSET FLANGE BOLTS AND WOBBLES SIDE TO SIDE. 5. CHECK FOR PERMITS FOR ADDITION OF BATHROOM - APPORVED AND PERMITTED. 6. TOILET IN TRAILER SECTION NOT WORKING- NOT AN ISSUES, REQUIRES WORKING. INTERIOR FEATURES: 1. CEILING IN EASTSIDE LIVING ROOM SHOWS WATER DAMAGE FOR ROOF LEAK. TAPPED JOINT HAS SEPERATED AND TENANT STATED WATER LEAKS THROUGH WHEN IT RAINS, WATER STAINS ARE PRESENT THROUGHOUT STRUCTURES. 2. EASTSIDE BEDROOM SOUTHSIDE, CARPET HAS BEEN REMOVED EXPOSING CONCRETE FLOOR, TACK STRIPS WITH NAILS POSES A SAFETY HAZARD. 3. 2 HOLES IN WALLS, 1 HOLE BY WESTSIDE ENTRY DOOR APPROX 8'' COMPLETY THROUGH WALL . ANOTHER IN WEST SIDE MASTER BEDROOM APPROX 14'' BY 10'' WITH EXPOSED INSULATION. 1 HOLE IN BEDROOM APPROX. 8'' BY 14'' IN WALL JUST BELOW CEILING IN TRAILER SECTION. INTERIOR INSECT AND RODENT CONTROL: 1. INFESTATION OF ANTS WERE PRESENT, LARGE AMOUNTS OF ANTS WERE NOTICED LINED UP FROM KITCHEN TO STEPS AT WEST SIDE. ACCESS CONTROL: 1. TRAILER SECTION- NORTHSIDE WINDOW CANNOT BE SECURED DUE TO LACKING CRANK HANDLES. BUILDING AND STRUCTURES EXTERIORS: 1. ALL ENTRY DOORS LACKING WEATHER STRIPPING 2. WEST SIDE DOOR CAN NOT BE OPEN DUE TO COMING APART WHEN OPENED HOLE IN NORTH WEST DOOR, DOOR SHOE LACKING ON NORTH EAST DOOR. 3. SECTION OF OVER HUNG WERE FOUND TO BE CONTAINING WOOD ROT INSPECTION OF ROOF FOUND. 4. DRIP EDGE LACKING ON EAST SIDE FRONT SECTION 5. PLEXI GLASS HAS BEEN INSTALLED INCORRECTLY PIECES OF WOOD USED TO FILL GAPS. |
