MENTIONED THAT MAINTENANCE IS OUT ONCE WEEKLY AND THAT RESIDNETS/ EXTERMINATOR ARE OUT ON FIRST FRIDAY & 3RD HURSDAY EVEY MONTH TO SPRAY UNITS UPON REQUEST. SAID THERE WAS A PATICULAR TENANT IN 501 WITH SICK MOTHER AND REFUSED TO HAVE UNIT SPRAYED(MOM HAS BAD ALLGERY'S) BRENDA MENTIONED THAT 5 PLEX WAS SCHEDULED TO HAVE HALF OF NITS SPRAYED THSI WEEK THE OTHER HALF IN 2 WEEKS NOTICES ALREADY SENT OUT. BRENDA MENTIONED # 501 WAS GIVEN A HEALTH AND SAFETY NOTICE AND HAS ALSO CALLED. pIMA COUNTY HEALTH FOR INSPECTION AT 501. UNITS APPEARED WELL KEPT . BRENDA WAS ON TOP OF JOB ALSO MENTIONED THAT SHE PERSONALY VISITS TENANT WHEN COMPLAINTS ARISE. NHARTMAN
07/19/2005 INSP - INITIAL CODE ENFORCMENT Approved VISITED SITE, FIRST DROVE AROUND THE EXTERIOR OF PREMISES TO TRY TO UNDERSTAND REASONS FOR COMPLAINTS. VISITED OFFICE, SIGN SAID WILL BE BACK AT 9:20, WALKED THE GROUNDS OF COMPLEX, FOUND B & B HILL LANDSCAPING ON SITE MANACURING, CUTTING LAWNS, TRIMMING TREES AND REMOVING DEBRIS. TALKED WITH OWNER OF LANDSCAPING COMPANY WHO MENTIONED THAT THEY HAD A CONTRACT WITH APTS TO MAINTAIN WEEKLY. CHECKED THE POOL AREA WHICH WAS ALSO WELL KEPT, BARRIER FENCING WAS IN PLACE WITH NO FLAWS EXCEPT THAT THE GATES OPENED IN TOWARDS THE POOL AREA. CALLED AND CHECKED WITH INSPECTOR C-13 WHO MENTIONED THAT THE POOL BARRIER CODE CHANGED SOMETIME IN 1988, I ASKED IF WE HAD JURISDICTION TO MAKE OWNERS CHANGE FENCING, HE FELT WE DID NOT HAVE JURISDICTION. UPON MY ARRIVAL I HAD SEEN A PERSON WALKING THE UNITS KNOCKING ON DOORS AND AS I ENTERED THE OFFICE FOUND THAT THIS WAS THE MANAGER BRENDA.TALKED WITH BRENDA WHO MENTIONED THAT LAST WEEK, WEEK OF 7/10 - 7/16, THAT HOT WATER HAD BEEN DOWN,PART NEEDED CAME IN FROM OUT OF TOWN AND ONCE PART ARRIVED IT WAS INSTALLED AND ISSUE ABATED. SAID HOT WATER WAS WORKING AGAIN. ASKED ABOUT A/C IN #528, BRENDA MENTIONED THAT DOWNED A/C WAS RESTRICTED TO THAT UNIT ONLY AND THAT REPAIRS HAD BEEN MADE. MENTIONED THAT MAINTANENCE WAS DONE WEEKLY, AND THAT EXTERMINATING WAS OUT ON FIRST FRIDAY AND THIRD THURSDAY OF EVERY MONTH TO SPRAY UNITS UPON REQUEST. BRENDA DID MENYION THAT THEY WERE HAVING A PROBLEM WITH UNIT #501 BECAUSE ELDERLY MOM WAS ALLERGIC TO THE PESTISIDES AND TENANTS UNIT WAS A MESS INSIDE. BRENDA MENTIONED THAT BECASE OF THIS PROBLEM THAT SHE REQUEST AND IS HAVING COMPLEX COMPLETELY SPRAYED, HALF THIS WEEK AND THE OTHER HALF TWO WEEKS FROM NOW. MENTIONED NOTICES WERE SENT OUT TO ALL TENANTS IN COMPLEX FIVE. BRENDA MENTIONED THAT A HEALTH AND SAFETY NOTICE HAD BEEN GIVEN OUT TO TENANT OF #501, AND THAT PIMA COUNTY HEALTH DEPT IS SCHEDULED TO INSPECT THE UNIT. APPEARED THAT MANAGER BRENDA WAS ON TOP OF ALL COMPLAINTS AT THIS TIME.
PRIOR TO VISITING OFFICE I HAD CALL KINDREA IN UNIT #321. I EXPLAINED WHY I WAS CALLING AND THAT I WAS ON SITE TO INSPECT HER UNIT. SHE MENTIONED THAT HER HOT WATER WAS BACK ON AND THAT A/C HAD BEEN FIXED.
CALLED TENANT CHRIS AMAYA WHO ALSO VERIFIED THAT HOT WATER HAD BEEN RESTORED.
CALLED ANGELA, UNIT #528, RECEIVED NO ANSWER, LEFT MESSAGE WITH CONTACT NUMBERS. LATER RECEIVED A CALL BACK AND MENTIONED THAT HOT WATER WAS RESTORED BUT THAT A/C WAS ONLY COOLING DOWN TO 75 DEGREES, AND I EXPLAINED THAT WAS PROBABLY APPROPRIATE.
KNOCKED ON DOOR OF UNIT #403, RECEIVED NO ANSWER, LEFT CARD WITH CONTACT NUMBERS AND MESSAGE TO PLEASE CALL. TOOK PICTURES.
WILL MAKE FOLLOW UP CALL TO UNIT #403, ALL OTHER ISSUES FROM TENANTS CALLS HAVE BEEN ABATED. APPEARS MANAGER BRENDA RESPONDS TO ALL TENANTS COMPLAINTS OR CONCERNS WHEN SITUATIONS ARISE.
