MENTIONED TENANTS HAS ALREADY MOVED OUT BUT THAT UNIT WAS COMPLETELY RENNOVATED, EMPTY AND WAITING TO BE REOCCUPIED. EXPLAINED WE HAD AN OPEN CASE AND I WAS THERE TO CONDUCT A FOLLOW UP INSPECTION. ROCHELLE MET ME AT THE UNIT AND ALLOWED ENTRY. I FOUND UNIT HAD BREN RENNOVATED AND ALL ITEMS ON NOV TO HAVE BEEN ABADED. ALL DRYWALL REPAIRS COMPLETED AND REPAINTED. ALL NEW FLOORING THROUGHOUT THE UNIT. ALL ELETRICAL REPAIRS COMPLETE AS WELL AS PLUMBING REPAIRS. MAINTENANCE AND MANAGEMENT WENT ABOVE AND BEYOND WHAT WAS EXPECTED. PICTURES WERE TAKEN. DNR HAS NO FURTHER ISSUES. CASE CLOSED.
04/22/2005 INSP - INITIAL CODE ENFORCMENT Approved 4/22/05 SPOKE WITH SYLVIA, APT. MANAGER, SHE MENTIONED THAT SHE HAD JUST STARTED, HAD ONLY BEEN THERE THREE WEEKS. SHE CHECKED HER FILES AND SINCE SHE HAD STARTED THERE HAD BEEN NO WORK ORDERS FILED WITH MANAGEMENT FOR REPAIRS. MAINTENANCE PERSON WAS ALSO PRESENT, AND HE MENTIONED THAT THE TENANTS HAD ASKED THAT REPAIRS BE MADE ON HOTWATER HEATER AND OTHER THINGS, BUT THAT THE TENANT WOULD NOT ALWAYS ALLOW ENTRANCE TO DO THE WORK. SYLVIA EXPLAINED THAT THE MOTHER OF THE TENANT ACTUALLY SIGNED THE LEASE, BUT SHE DID NOT LIVE THERE, THE DAUGHTER WAS THE PERSON STAYING AT THE APARTMENT. WENT OVER COMPLAINT ISSUES WITH SYLVIA AND HOW NOV WORKS. ASKED IF SYLVIA WANTED TO BE PRESENT DURING THE INSPECTION, SHE SAID NO.
VISITED UNIT, SPOKE WITH TENANT CHERIE, WENT OVER ISSUES, INFORMED HER OF HOW INSPECTION FOLLOWED BY NOV WORKED. SHE SAID THAT MANAGEMENT WAS IN THE PROCESS OF MOVING THEM TO ANOTHER APARTMENT DUE TO REPAIRS TO BEGIN IN HER APARTMENT. MOVING BOXES WERE FILLED AND STACKED THROUGHOUT THE UNIT, BEDS WERE TAKEN APART TABLES AND CHAIRS STACKED AND IT DID APPEAR THAT TENANTS WERE IN THE PROCESS OF MOVING. MY FINDINGS ARE AS FOLLOWS:
ELECTRICAL:
RECEPTICLE ON NORTH WALL OF LIVING ROOM IS BROKEN AND LACKS COVER PLATE
JUNCTION BOX ON SOUTHWALL OF LIVING ROOM LACKS COVER PLATE, LEAVING WIRES EXPOSED.
COUNTER TOP RECEPTICLES NOT GFCI PROTECTED.
SMOKE DETECTOR WORKING, BUT NOT MOUNTED.
FAN NEEDS TO BE CLEANED??
INTERIOR FEATURES:
CARPET THTOUGHOUT THE UNIT NEEDS TO BE STRETCHED,AS CARPET IS BUCKLING AND CAUSING TRIP STEPS.
STOVE IS MISSING FRONT BURNER.
HOLES IN DRYWALL THROUGHOUT THE UNIT NEED TO BE PATCHED,TEXTURED, AND REPAINTED.
SOUTHEAST BEDROOM LACKS DOOR. HOLES IN CLOSET DOORS NEED TO BE REPAIRED, OR DOORS REPLACED
BATHROOM DOOR NEEDS TO BE REPAIRED OR DOOR REPLACED.
BATHROOM CEILING AND WALLS HAVE BLISTERED PAINT DUE TO LEAKY HOTWATER HEATER IN UNIT ABOVE,TAPE, TEXTURE AND REPAINT.
TUB NEEDS TO BE RE-SEALED AT TOP OF TUB/BASE OF TILE.
RETURN AIR VENT NEEDS TO BE CLEANED, LINT OR DIRT HAS CLOSED OFF OPENINGS TO LOUVERS.
CARPET IS RIPPED IN MULTIPLE PLACES, TAPED DOWN IN FRONT DOORWAY.
PLUMBING:
GARBAGE DISPOSAL RUNS, BUT DOES NOT DISPOSE OF GARBAGE.
BATHROOM SINK IS NOT PROPERLY ATTACHED TO WALL.
TOILET DOES NOT FLUSH PROPERLY.
WALKED EXTERIOR OF UNIT, CHECKED STAIRS, BALCONIES, WINDOWS AND DOORS, FACIA AND PAINT, EVERYTHING CHECKED OUT OK. ELECTRICAL PANEL LOCKED.
