I MENTIONED WHY I WAS THERE, EXPLAINED HOW INSPECTION AND NOV WORKED. TOLD I WOULD BE INSPECTING UNIT #109, SHE MENTIONED THAT #109 HAD BEEN VACANT FOR AT LEAST 3 WEEKS THAT TENANT HAD BEEN EVICTED AND THAT MAINTANENCE WAS IN UNIT TRYING TO RENOVATE IT AT THIS TIME. EXPLAINED TO EDITH THAT I WOULD BE BACK TO GO OVER FINDINGS. VISITED UNIT, FOUND MAINTANENCE PERSONAL INSIDE CLEANING UNIT, REMOVING TRASH AND DEBRIS, AS WELL AS KITCHEN COUNTER TOPS AND TILE BACK SPLASHES DUE TO ROACH INFESTATION. ANTHONY MENTIONED THAT HE ALSO JUST STARTED APPROX. I MONTH AGO, KNEW OF THIS UNIT BUT IT WAS NOT UNTIL A COUPLE DAYS AGO THAT HE WAS ABLE TO BEGIN RESTORATION OF THE UNIT. ANTHONY MENTIONED THEY STARTED 5/12/05 WITH TRASH AND DEBRIS, EXPLAINED ROCH INFESTATION PROBLEM IN KITCHEN AND TRASH IN BEDROOMS ALSO. MENTIONED THAT HE TEMPORARILY BOMBED THE BEDROOMS AND CLOSETS AND THAT BURR PEST CONTROL WOULD TREAT UNIT PRIOR TO NEW TENANTS RE-OCCUPYING. WALKED UNIT WITH ANTHONY FOUND UNIT STRUCTURALLY INTACT.SMOKE DETECTORS WORKED, ELECTRICAL RECEPS AND SWITCHES OK.WINDOWS AND DOORS AND ALL LOCKING MECHANISMS OK, PLUMBING OK, SUB PANELS OK, APPLIANCES ALL WORKING. FOUND ELECTRICAL SYSTEM TO BE A TWO WIRE SYSTEM, FOUND ONE THREE PRONG RECEPTICLE IN LIVINGROOM THAT CHECKED OUT OK. ANTHONY DID MENTION THAT ALL UNITS DID HAVE ONE THREE PRONG RECEP GROUNDED TO THE BOX. WALKED THE EXTERIOR OF THE COMPLEX, WALKED THE POOL AREA AND FOUND FENCING TO BE INTACT, GATE DID HAVE SELF-CLOSING, SELF-LATCHING HARDWARE, AND LOCKING MECHANISM. PROERTY GROUNDS SEEMED TO BE FAIRLY WELL KEPT. STAIRWELLS, STAIR RAILINGS, AND BALCONY RAILINGS ALL SEEMED TO BE IN GOOD SHAPE AND INTACT. CHECKED PARKING AREA, THE DRIVE BACK TO THE PARKING AREA WAS PAVED AND INGOOD SHAPE, THE PARKING RAMADAS WERE IN GOOD CONDITION, ONE WAS A METAL STRUCTURE, ONE WAS WOOD, BOTH HAD PROPER CONECTORS, WERE PROPERLY SUPPORTED, AND ALL POSTS SEEMED TO BE WELL IN PLACE. ASPHALT UNDER THE RAMADAS DID NEED WORK POSSIBLY RE-PAVING. SPOKE WITH MANAGER SHE MENTIONED THAT THE PAVING WAS TO BE ADDRESSED, BUT HAD BEEN PUT ON THE BACK BURNER. WENT BACK TO THE MANAGERS OFFICE WENT OVER MY FINDINGS, ASKED FOR PROPERTY MANAGEMENT'S CONTACT NUMBERS. CALLED DENISE GONZALES WITH PMRI, RECEIVED VOICEMAIL, LEFT A MESSAGE WITH CONTACT NUMBERS. LATER RECEIVED A PHONE CALL FROM DENISE GONZALES, WENT OVER MY FINDINGS. DENISE EXPLAINED HOW SHE FELT PROBLEM CAME ABOUT WHICH MATCHED FORMER TENANTS EXPLANATION OF WHY HE WAS EVICTED. |
