I INFORMED THEM THAT I HAD MADE CONTACT WITH MATTHEW MURTZ, MARK'S BROTHER AND MATT MENTIONED HE WOULD PASS MY INFO TO MARK SO THAT ISSUES COULD BE COMPLETED. I ASKED DANA IF MAINTENANCE HAD BEEN BY AND WAS WORK COMPLETED. DANA MENTIONED THAT MAINENANCE HAD BEEN BY TO LOOK AT THE ISSUES I HAD INFORMED THEM PLUS SOME OTHER ISSUES THAT THEY (THE TENANTS) HAD ALSO CALLED IN. MAINTENANCE MADE A METERED LIST BUT HAE NOT BEEN BACK SINCE. DANA MENTIONED HER PLAN WAS TO CALL IF THEY DID NOT COME BACK BY THE END OF THIS WEEK. I EXPLAINED I WOULD FW/UP WITH MARK MORTZ AND THEN GET BACK WITH THEM. | 03/27/2006 | INSP - FOLLOW UP CODE ENFORCE | Approved | VISITED SITE MET WITH NEW TENANT DANA. I EXPLAINED TO DANA THAT WE HAD AN OPEN CASE AT THIS UNIT SINCE APPROX 5/05/05. EXPLAINED TO HER THAT I HAD SPOKEN TO MARK MORITZ LAST WEEK. MARK MENTIONED THAT ALL ITEMS HAD BEEN ABATED AND THAT I WOULD BE CONDUCTING A FOLLOW UP INSPECTION. DANA ASKED IF I COULD GO OVER ISSUES WITH HER AS I INSPECTED I TOLD HER I WOULD. WENT OVER ISSUES ITEM BY ITEM, SHOWED DANA WHAT I WAS LOOKING FOR, OR EXPLAINED WHY I INITIALLY WROTE UP THE ISSUES. DURING MY RE-INSPECTION I FOUND ALL BUT THREE ISSUES HAD BEEN COMPLETED. THE THREE REMAINING ISSUES ARE AS FOLLOWS: 1) BETHRAN GFCI STILL DOES NOT TRIP, MUST BE CHANGED OUT 2) RECEP OVER ABOVE COUNTER TOP MISSING (NOT ON N.O.V) 3) PORCH RAFTERS LOCK RAFTER HANGERS. 4) BATHROOM IS NOT WORKING, RENEW OR REPLACE. WILL REPLACE FOLLOW UP WITH MARK MORITZ WHEN I RETURN TO THE OFFICE. DO NOT HAVE CONTACT NUMBER. WILL REFER TRASH AND DEBRIS AROUND THE EXTERIOR OF UNIT TO ES. PICTURES WERE TAKEN. |

FRONT DOOR SHOWS LITE THRU DOOR STRIKER AT LOWER CORNER OF DOOR,INTERIOR DOOR CASING COMING AWAY FROM WALL,OUTLET MISSING COVER PLATE,HALL CLOSET DOORS ARE OFF,HALL LIGHT IS MISSING GLOBE AT FIXTURE,N/E BEDROOM CLOSET DOORS ARE OFF THE TRACK,N/E BEDROOM LIGHT FIXTURE GLOBE MISSING,GFCI OUTLET IN BATHROOM IS NOT WORKING ,BATHROOM LIGHT FIXTURE IS MISSING THE GLOBE,REFRIGERATOR IS NOT WORKING PROPERLY AND IS WARM INTERNALLY,KITCHEN FLOOR TILE IS LOOSE,BROKEN AND CHIPPED,STOVE EXHAUST FAN IS HANGING AND NOT SECURED,UNDER KITCHEN SINK CABINETS ARE DETERIORATED FROM WATER DAMAGE,WALL HEATER IN BATH ROOM IS OUT OF ORDER,HOT WATER TANK IS NEW,WATER IS WARM TO TOUCH COMING OUT OF FAUCET,MISSING P.R.V. DRAIN LINE. WALKED EXTERIOR OF PREMISES AND FOUND THESE ITEMS,TRAVEL TRAILER IS BURN'T OUT AND IS FULL OF COMBUSTIBLES-OLD CLOTHING,PAPER GOODS,AND IS OPEN AND UNSECURED.THERE IS TRASH AND DEBRIS ON N/E CORNER OF PROPERTY. INSPECTED LAUNDRY AND FOUND EMERGENCY SHUT OFF WATER VALVE IS LEAKING,HANGING IVORY PLANT IN FRONT OF MAIN SERVICE ENTRANCE OF COMPLEX,LAUNDRY ROOM LITE FIXTURE IS MISSING GLOBE,THE HOT WATER TANK IS SUPPLIED BY 12/2 ROMEX AND IS OPEN AND UNSECURED. |
