TALKED WITH RESIDENT( AT WORK AT TIME OF CALL),RESIDENT STATED HE COULD NOT BE THERE BUT THAT MARY WOULD MEET US THERE.VISITED SITE, KNOCKED ON DOOR, NO ONE ANSWERED, LOOKED AROUND PROPERTY, FOUND SEVERAL BROKEN WINDOWS THROUGHOUT THE PROPERTY, SOME POSTED UNFIT TO OCCUPY BY INSP. 2. ON ONE PARTICULAR UNIT, DOOR WAS KICKED IN, KNOCKED ON DOOR, NO ANSWER AT UNIT D-10.
WENT TO INITIAL UNIT( D-2),LEFT NO ONE HOME LETTER IN DOOR WITH CONTACT NUMBER, TOOK PICTURE. CALLED TENANT AT WORK LET HIM KNOW THE SITUATION, RESET TIME FOR LATER THAT DAY TO REINSPECT.
REVISITED SITE, TOOK PICTURES, MET WITH RESIDENT,MARY, MARY STATED THAT MAINTANENCE HAD BEEN THERE TO FIX THE SINK, NOTHING ELSE. INSPECTION FOUND THAT FRONT DOOR LACKS PROPER WEATHER PROTECTION. DOOR HAS DOUBLE KEYED DEADBOLT FOR LOCK. A/C WALL UNIT NOT PROPERLY SEALED, CAN SEE THROUGH TO OUTSIDE. RESIDENT USING SPACE HEATER FOR PRIMARY HEAT, SPACE HEATER LOANED FROM OFFICE 2/07/05. PRIMARY HEATER NOT USABLE, GAS VALVE NOT APPROVED, TURNED ON KNOB TO HEATER, DID NOT HEAR ANYTHING. GAS STOVE MISSING 3 KNOBS, UNIT IS WORKING. TWO OUTLETS ABOVE SINK, ONE ON LEFT SHOWS REVERSE POLARITY, RIGHT SIDE WIRED OK, NEITHER ARE GFCI PROTECTED. STANDING WATER UNDER KITCHEN SINK, APPROXIMATELY 2" DEEP, ANGLE STOP MISSING ON HOT WATER SIDE. UNIT HAS NO HOT WATER TO KITCHEN OR BATH, AS 1/2" COPPER PIPE IS OPEN. HOTWATER HEATER MISSING T.P.R. VALVE AND DRAIN LINE. HOTWATER HEATER GAS VALVE TURNED TO PILOT BUT NOT LIT. SHOWER TILES IN BATHROOM NOT PROPERLY SEALED, MISSING GROUT AND NEEDS CAULKING. ELECTRICAL SUB-PANEL IN HOTWATER HEATER CLOSET. SMOKE DETECTOR PRESENT BUT NOT WORKING. MARY (TENANT) 5 MONTHS PREGNANT.HAND DELIVERED 3 DAY N.O.V. (TO CORRECT HOTWATER HEATER AND REPLACE HEAT TO UNIT), TO MANAGER CAREY. WENT OVER ISSUES, LET HER KNOW THAT AN ADDITIONAL NOV. SUPPLEMENT WOULD FOLLOW WITH ADDITIONAL WORK REQUIRED AND TIME ALLOTMENT.
UNIT D-10 WHILE WALKING COMPLEX ON D-2 INITIAL, WE FOUND UNIT D-10 WHICH HAD BEEN POSTED PREVIOSLY BY INSP. 2 (UNFIT TO OCCUPY), FRONT DOOR HAD BEEN KICKED IN AND WAS BEING OCCUPYED. KNOCKED ON DOOR, NOBODY ANSWERED. WROTE UNIT UP WITH 24 HR N.O.V. TO REPLACE DOOR JAMB AND SECURE THE UNIT. HAND DELIVERED THE NOV TO MANAGER (CAREY). WENT OVER ISSUES WITH CAREY, CAREY SAID SHE WOULD CONTACT OWNER TO HAVE REPAIRS TAKEN CARE OF. ALSO ASKED CAREY TO PLEASE MAKE SURE TENANATS DID NOT OCCUPY THE UNIT AFTER DARK, THAT THEY COULD GET BELONGINGS DURING DAYLIGHT HOURS. WENT OVER REPERCUSSIONS, IF ORDER WAS NOT FOLLOWED. CAREY SAID SHE WAS ONLY TEMPORARY MANAGER AT THIS TIME, BUT THAT SHE UNDERSTOOD. WE TOLD HER WE WOULD FOLLOW UP WITH ANOTHER INSPECTION ON 2/25/05.
