ELECTRICAL SYSTEM:
(1)RECEIVED COPY FROM AFFORDABLE ELECTRIC CO., NO LICENSE ATTACHED TO PAPERWORK, STATING ELECTRICAL SERVICE IS ON A 30 AMP BREAKER.
(2) RECEPTICLES IN LIVINGROOM, BEDROOM, AND KITCHEN NEAR STOVE HAVE BEEN TESTED AND SHOW OPEN GROUND. ADDITION OF WIRE MOLDING IS EVIDENCE THAT ORIGINAL ELECTRICAL SYSTEM HAS BEEN MODIFIED, AND INSTALLATION OF 3 PRONG RECEPTICLES LACK EQUIPMENT GROUNDS.
(3) BATH LIGHT FIXTURE CONTAINS A 3 PRONG RECEPTICLES SHOWED OPEN GROUND AND POSE A SAFETY HAZARD TO OCCUPANTS.
(4) APPEARS ELECTRICAL SYSTEM DISSCONECTS ARE ORIGINAL AND CONSISTS OF A SINGLE POLE SINGLE TOGGLE SWITCH AND HAVE 30 AMPS.ADDITIONS AND MODIFICATIONS WERE FOUND THROUGHOUT BOTH STRUCTURES.DUE TO MODIFICATIONS AND ALTERATIONS, GRANDFATHER CLAUSE IS NO LONGER IN EFFECT.
ACCESSORY STRUCTURES:
(1) WEST SIDE FENCING HAS DETERIORATED OR DELAPIDATED AND IS FILLED IN WITH PIECES OF WOOD AND EXISTING BAMBOO FENCING MATERIALS.
INSECTS AND PEST CONTROL:
(1) LARGE INFESTATION OF WASPS HAS BEEN PARTIALLY ABATED, DID FIND A LIVE NEST ON WESTSIDE OF STRUCTURE.
(2) NO EVIDENCE OF MICE ACTIVITY FOUND IN EITHER UNIT.
INTERIOR FEATURES:
(1) WEST ENTRY IS OLD STYLE DUTCH DOORWHICH IS SPLIT INTO TWO SECTIONS, LACKS THRESHOLD, AND IS NOT WEATHER TITE. DAYLIGHT CAN BE SEEN THRU DOOR WHICH ALSO ALLOWS INSECTS AND RODENTS TO ENTER THE UNIT.
(2) BEDROOM WINDOWS ARE DIFFICULT TO OPEN AND POSE A SAFETY HAZARD DUE TO NO EMERGENCY EGRESS IN CASE OF FIRE AND PERSONS PANICKING.
(3) SEVERAL STRESS CRACKS WERE FOUND THROUGHOUT THE INTERIOR OF STRUCTURE.
(4) 3" HOLE AROUND GAS SUPPLY LINE FOR FURNANCE (WALL) IS NOT SEALED.
EXTERIOR FEATURES:
(1)CRAWL SPACE VENT COVER MISSING.
(2) FASCIA SHOWS SIGNS OF DETERIORATION. PROTECTIVE PAINT COVERING IS CHIPPING AND FLAKING AWAY, EXPOSING WOOD SURFACE, SAME APPLAYS TO WINDOWS.
(3) ROOFING TO THE WEST DETERIORATIONG , IN A DELAPIDATED STATE, HAS BEGUN TO CURL. SAND FINISH HAS DETERIORATED LIVING SHINGLES UNPROTECTED.
(4)SECTION OF EXTERIOR STUCCO FINISH HAS BEGAN TO CRUMBLE AND BREAK AWAY, EXPOSING BRICK AND CAUSING BRICK TO DETERIORATE.
