Now that I have made it back into the office, I see that you did the original zoning review on the project. There are some issues that have come up during the construction of the site. The engineer and the architect are wondering about some ADA accessibility issues. How best would we address the zoning/site concerns and possible changes? Would it be best to see you in person at the counter. The engineer, Dustin 408-1400, in particular is wondering if an entire access from Houghton to the building can be eliminated as there are concerns with grade (too steep of slopes). There has been a discrepancy found between the Development Plan and the Grading Plan. The problem originate with two different sets of datum being used. The end result has created some issues for accessible routes and designated handicapped parking. The parking concerns will be addressed by having the two spaces on the North side of the building moved to the East side of the building, putting all handicapped accessible spaces together. There will be no asphalt ramps placed, instead, the existing asphalt will be saw cut, removed and a new lift of asphalt will be placed with a tow down to prevent slippage. This will bring the parking spaces up to curb and sidewalk height. This does change one landscape island location. The accessible route concerns are from the Right-of-Way to the building. There is a fair amount of slope from Houghton Road to the first accessible ramp on the site. I am referring Fina and the architect to http://www.ada.gov/reg3a/fig16.htm "Fig. 16 Components of a Single Ramp Run and Sample Ramp Dimensions". There has been the question of the use of handrails in this situation as well. I am not clear on whether or not this is an acceptable solution in this situation. Perhaps LeeRay or Glenn can weigh in.
