DAVIS THEN PROCIDED TO FURNACE & STATED HER DAUGHTER HAD SOMEONE CHECK FURNACE & STATED HEAT EXCHANGER WAS CRACKED & S.W. GAS SERVICE DECIDED NOT TO TURN ON DUE TO UNKNOWN PROBLEM, REQUESTED PAPER WORK FROM ELECTRICAL PERSON & HEATING CONTRACTOR. MRS. DAVIS STATED HER DAUGHTER DIDN'T LEAVE PAPER WORK BUT WOULD FOWARD PAPER WORK WHEN SHE RETURNS. MRS. DAVIS DID FIND COPY OF PAPER WORK FROM TOTAL FACILITY MAINTENANCE & ALLOWED D.N.R. INSP. TO KEEP FOR FILES. MRS. DAVIS DID STATE DAUGHTER WILL BE MOVING OUT DUE TO OWNER INFORMED HER WORK COULD NOT BE PERFORMED WHILE TENANT WAS IN UNIT. MECH: (1) HEATER VENTS HAVE BEEN BLOCKED OFF BY TENANT, MRS. DAVIS STATED DAUGHTER BLOCKED OFF DUE TO COLD AIR COMING INN IN LIVING ROOM & BEDROOM SOUTHEAST SIDE. ACCESS CONTROL: 1) DINING AREA WINDOW HARD TO OPEN DUE TO PAINT, MRS. DAVIS WHEN ASKED WHO PAINTED REPLIED TENANT PAINTED WINDOWS. OWNER WAS ASKED & TENANT WAS GIVEN APPROVAL, BUT OWNER REQUESTED FOR NO PAINT TO BE REMOVED. 2) LIVING ROOM WINDOW HARD TO OPEN DUE TO PAINT AS WELL AS BEDROOM WINDOW. 3) NORTHEAST BEDROOM WINDOWS HAVE REBAR AS WINDOW GRATE & LACKING PANIC HARDWARE AS WELL AS S.E. BEDROOM. HEATING: 1) FURNACE LACKING SERVICE, FOUND LARGE AMOUNTS OF RUST PARTICLES, APPEARS NEW TRANSFORMER & LIMIT SWITCH WERE INSTALLED. FURNACE FLOOR LACKING REQUIRED SHEET METAL COVER & RETURN AIR CONNECTION NOT SEALED AT FURNACE FLOOR. INTERIOR FEATURES: 1) NORTHEAST BEDROOM WALL HAS BEEN PATCHED & REQUIRED TO BE FINISHED. 2) SOUTHEAST BEDROOM CEILING HAS SECTION OF TEXTURE PEELING OFF APPROX. 18''X18''. ELECTRICAL: 1) APPEARS ALTERATION HAVE BEEN DONE TO ORIGINAL ELECTRICAL SYSTEM, GFIC WERE FOUND LACKING IN KITCHEN AREA. 2) RECEP. - IN KITCHEN SINK AREA HAS NEUTRAL (ADDED) FOR EQUIPMENT GR. NO PROTECTION WILL CHECK IF REQUIRED. 3) NORTHEAST BEDROOM RECEPTACLE ON WEST WALL LACKING EQUIPMENT GR. 4) BATHROOM LIGHT FIXTURE HAS UNGROUNDED RECEPTACLE WILL BE REQUIRED TO BE REMOVED. 5) DRYER RECEPTACLE IS 50 AMPS- REQUIRES TO BE 30 AMP. 6) LOOSE DRYER BOX, BOX NOT PROPERLY SECURED TO WALL. FIRE CONTROL: 1) STRUCTURE DOSE HAVE SMOKE DETECTORS BUT HAVE BEEN MADE INOPERABLE BY PULLING BATTERIES ARE FROM CONTACT POINTS. NO WORKING SMOKE DETECTOR. SMOKE DETECTOR REMOVED IN SOUTHEAST BEDROOM. PLUMBING: 1) TOILET FOUND LEAKING MAY BE FLAPPER. 2) BATHROOM SINK FAUCET FOUND LEAKING. CONTACTED TONY AT TOTAL FACILITY MAINTENANCE, INQUIRED IF THEY HAD A C-11 OR L-11 LICENSE FOR ELECTRICAL REPAIRS, TONY REPLIED THEY WERE ALLOWED TO DO ELECTRICAL REPAIRS UP TO 750.00 BUT DIDN'T HAVE C-11 OR L-11 LICENSE. PICTURES WERE TAKEN. |
