RECEIVED CALL FROM TENANT, TENANT WAS UNAWARE OF REFERRAL FROM DSD. INFORMED TENANT OF REFERRAL AND WENT OVER ITEMS ON LIST TENANT STATED SHE WAS AT WORK, BUT HER SISTER WAS OME INFORMED TENANT ETA IN 1/2 HOUR.
MADE CONTACT WITH TENANT'S SISTER. INFORMED HER OF REFERRAL FROM DSD. OCCUPANT CONTACTED SISTER TO VERIFY DNR INSPECTOR WOULD BE ALLOWED TO ENTER FOR INSPECTION. PERMISSION WAS GIVEN BY TENANT. CONDUCTED INSPECTION OF UNIT. SOME REPAIRS HAVE BEEN COMPLETED ON LIST PROVIDED BY DSD INSPECTOR HANLEY.
MIN HOUSING ISSUES ARE AS FOLLOWS:
MECHANICAL
1. EXISTING EXHAUST FAN HAS BEEN REMOVED FROM RANGE HOOD CABINET.
WEATHER PROOFING
1. ENTRY DOOR NOT SEALED PROPERLY, EVIDENCE BY LIGHT SHINING THOUGH WHEN DOOR IS SHUT.
ELECTRICAL
1. WALL SWITCH FOR CEILING LIGHT FIXTURE IS CRACKED
HEATING
1. FURNACE CLOSET AND FURNACE HAS NOT BEEN PROPERLY MAINTAINED LARGE AMOUNTS OF LINT AND DUST IN FURNACE. FURNACE CLOSET COMPARTMENT. FLOOR IS FULL OF DUST, DIRT AND RUST PARTICALS. WILL REQUIRE FURNACE TO BE CHECKED AND SERVICED BY LICENSED HEATING CONTRACTOR.
DSD INSPECTION LIST CONTAINED ITEMS A THROUGH G.
A. DNR WILL REQUIRE NEW RANGE HOOD AND OR EXHAUST FAN BE INSTALLED.
B. EXCESSIVE GREASE BUILD UP HAS BEEN REMOVED.
C. DNR WILL REQUEST CORRECT ANGLE STOPS ARE INSTALLED AND LEAKS REPAIRED.
D. DNR WILL REQUIRE LEAKS IN MECHANICAL ROOM BE REPAIRED.
E. DAMAGED CEILING IN FURNACE HAS BEEN REPAIRED.
F. EXHAUST FAN IN BATHROOM WAS CHECKED AND FOUND TO BE WORKING.
G. TOILET TANK WAS CHECKED FOR MOVEMENT, NONE WAS FOUND NEW CAULKING AROUND TOILET BOWL, NEW BOLTS INSTALLED FOR CLOSET FLANGE.
PLUMBING
1. WATER FOUND LEAKING FROM GALVANIZED FITTING UNDER SINK AND IN MECHANICAL ROOM FROM GATE VALVE. SMOKE DETECTORS WERE CHECKED AND FOUND TO BE WORKING. APT INTERIOR FEATURE ARE IN GOOD SHAPE, ALL WINDOWS WERE CHECKED AND FOUND TO BE WORKING CORRECTLY. NO PICTURE WERE TAKEN DUE TO BATTERY LOST CHARGE. NOV WAS ISSUED AND HAND DELIVERED TO TENANT BY SISTER. WILL SEND NOV CERTIFIED TO OWNERS.
