PRIOR TO INSPECTION WE CALLED KATHY LANIER, LANIER REALTY, ASKED IF PROPERTY HAD BEEN SECURED, SHE SAID IT HAD AND IF I HAD FURTHER QUESTIONS TO PLEASE CALL. UPON REACHING THE PROPERTY WE FOUND THE STRUCTURES TO BE UNSECURED, PARTIALLY SECURED, OR SECURED WITH IMPROPER MATERIALS.REPORT AS FOLLOWS: SHED: FOUND SHED TO BE PARTIALLY SECURED USING PROPER MATERIALS, HOWEVER THE PLYWOOD HAD OPENINGS BIG ENOUGH TO ENTER THE STRUCTURE. 1705 W AJO: UNIT PARTIALLY SECURED,MATERIALS USED WERE SUB-STANDARD. TWO WINDOWS ON THE NORTH WERE COVERED BY 1/8" PLYWOOD, AND THE TWO WINDOWS ON THE SOUTH SIDE WERE SECURED BY 1/2" DRYWALL. 1711 W AJO WAY: FOUND BUILDING OPEN AND UNSECURED. FOUND TWO WINDOWS ON THE SOUTHSIDE TO BE BOARDED USING 1/2" PLYWOOD. ALL OTHER OPENINGS WERE UNSECURED. LOOKED AS IF SOME WORK WAS BEING DONE TO THE BUILDING. TILE WAS TAKEN UP AND PAPER COVERED THE FLOOR, PRIOR TO PAINT. 1701 A W AJO WAY: FRONT OR EAST SIDE OF UNIT HAS BEEN SECURED, HOWEVER ONE WINDOW WAS SECURED WITH 1/2" DRYWALL, AND ANOTHER WINDOW USING DRYWALL, AND 1/8" PANELING. BOTH OF THESE WINDOWS WERE ABOVE 6' IN HEIGHT. 1701 B W AJO WAY: THIS UNIT WAS SECURED USING PROPER MATERIALS, HOWEVER THE PLYWOOD ON THE WINDOWS WAS NOT WELL SECURED, (NEEDED CLOSER SCREW SPACING), ENTRY ON NORTH SIDE WINDOWS POSSIBLE. SOUTHSIDE DOORS AND WINDOWS SECURED PROPERLY. 1701 C W AJO WAY: WINDOWS PARTIALLY SECURED. WINDOWS ARE NOT FULLY COVERED AND ENTRY WOULD BE POSSIBLE IF UNCOVERED SECTION WERE TO BE BROKEN. CALLED KATHY LANIER AFTER REINSPECTING THE PROPERTY. WE WENT OVER THE ISSUES WITH KATHY, TOLD HER THAT THE MATERIALS WERE SUB-STANDARD AND MOST OPENINGS NEEDED TO BE RESECURED. KATHY SAID SHE WOULD GO OVER THE PROPERTIES TO MAKE SURE THAT THEY WERE DONE PROPERLY, AND THAT THEY WOULD BE COMPLETED IN 5 DAYS. |

UPON ARRIVAL FOUND THAT UNIT WAS VACANT NOT SECURED AT THIS TIME, LOOKED AT OTHER UNITS, FOUND ALL VACANTS UNSECURED. DOORS OPEN WINDOWS BROKEN OUT. DROVE DOWN TO END OF ROAD THERE IS STORAGE SHED STARTED AT THIS STRUCTURE, THIS STRUCTURE IS ALSO OPEN AND UNSECURED, 1711 BROKEN WINDOWS OPEN AND UNSECURED, 1701 A,B,C, ALL OPEN AND UNSECURED, DID WALK ALL STRUCTURES, UNIT 1701 B APPEARS TO BE HOUSING TRANSIENT DUE TO CLOTHING, SODA BOTTLE, ACOHOL CONTAINER, CALLED CATHY LENIER AND EXPLAINED ISSUES OF ALL VACANTS BEING OPEN AND UNSECURED, CATHY STATED THAT THEY WERE OUT ON SITE IN JANUARY AND ALL UNITS WERE SECURED AT THIS TIME, ASKED HOW MUCH TIME SHE WOULD NEED TO SECURE ALL UNITS CATHY STATED THAT SHE COULD HAVE ALL UNITS SECURED IN 10 DAYS, DONE NOTICE AND ORDER FOR 10 DAYS, FOLLOW UP 10 DAYS. |

WE DROVE TO THE END OF THE STREET AND FOUND THE STORAGE SHED WAS ALSO OPEN AND UNSECURED. SO TOTAL NUMBER OF UNITS WERE FIVE , 1701-A,B,C, 1711, AND STORAGE SHED. WE STARTED WITH THE SHED, TOOK PICTURES, WALKED THE PERIMETER TO VERIFY IT WAS UNSECURED, THE DOOR WAS OPEN ,NORTH AND EAST OPEN. WE DROVE NORTH TO 1711 W AJO WAY. WALKED THE UNIT, TOOK PICTURES, SAW THAT THE MAJORITY OF THE WINDOWS WERE BROKEN OUT. THE FRONT DOOR WAS OPEN AND NO VISUAL SIGNS OF TRANSIENTS HOUSING THE UNIT. DROVE TO 1701-C (ORIGANAL CALL) WALKED THE UNIT,TOOK PICTURES, UNIT HAD NEVER BEEN SECURED. WINDOWS BROKEN, DOORS OPEN. WALKED INSIDE,OBSERVED THAT THERE WERE NO SIGNS OF UNIT HOUSING TRANSIENTS. WALKED TO UNIT 1711-B, TOOK PICTURES WHILE WALKING THE EXTERIOR, SAW WINDOWS WERE BROKEN, DOORS OPEN. ENTERED THE UNIT FROM THE REAR,WEST BEDROOM DOOR, UPON ENTERING NOTICED SIGNS OF POSSIBLE SIGNS OF TRANSIENTS HOUSING THE UNIT DUE TO ALCOHOL BOTTLES, BEVERAGE CANS, CLOTHES ON THE FLOOR,AND NAPKINS LAYING AROUND. WALKED TO UNIT 1701-A,WALKED THE EXTERIOR, TOOK PICTURES, SAW MOST WINDOWS WERE BROKEN AND THE DOORS OPEN. WALKED INSIDE, FOUND NO VISIBLE SIGNS OF TRANSIENT HOUSING. CALLED KATHY LANIER BACK,ASKED HER IF SHE ALSO MANAGED THE UNITS IN QUESTION, SHE SAID YES. WENT OVER THE ISSUES WITH KATHY,EXPLAINED THAT THE STORAGE AREA, UNIT 1711, AND UNITS 1701 A,B,C, WERE ALL UNSECURED, AND THAT UNIT 1701 B MAY BE HOUSING TRANSIENTS. KATHY MENTIONED SHE BEEN OUT AROUND THE 1ST PART OF JANUARY AND AT THAT TIME THE UNITS WERE SECURED. SHE SAID AT THIS TIME HOWEVER, THAT SHE COULD GO BACK OUT TO THE UNITS AND HAVE THEM ALL SECURED WITHIN 10 DAYS, SAID SHE NEEDED TO TALK TO THE OWNERS AND FIND OUT IF THEY WERE RESPONSIBLE FOR THE STORAGE SHED. WENT OVER WITH KATHY THAT WE WERE GOING TO ISSUE A N.O.V. GIVING HER 10 DAYS TO SECURE THE UNITS. SHE AGREED TO HAVE THE UNITS SECURED WITHIN THAT TIME. NOTE: AS WALKING THE UNITS WE FOUND THEM TO BE IN A STATE OF DETERIORATION AND DELAPIDATION DUE TO HOLES IN THE WALLS AND FLOORS, BROKEN PLUMBING, AND MISSING ELECTRICAL. APPEARS STRUCTURES HAVE LACKED ADEQUATE MAINTANENCE. WE WILL NOTE ON N.O.V. THAT STRUCTURES WILL NEED TO MEET ALL MINIMUM HOUSING INSPECTIONS BEFORE OCCUPANCY. WITHIN THAT TIME. |
