1. EXTERIOR - ADDITION OF ELECTRICAL CIRCUITS, J-BOX LACKING COVER PLATE AND WEATHER PROTECTION.
2. RECEPTACLE IN KITCHEN NOT GFCI PROTECTED.
3. ADDITION OF ELECTRICAL CIRCUITS IN LVING ROOM, EVIDENCED BY INSTALLATION OF INTERIOR MOLDING.
4. SOME RECEPTACLES WERE FOUND LACKING MECHANICAL GROUNDS.
5. REVERSED HOT NEUTRAL IN LIVING ROOM.
6. NORTHWEST BEDROOM HAS ONLY ONE RECEPTACLE.
7. ADDITIONAL CIRCUITS HAVE BEEN ADDED IN FURNACE CLOSET, ELECTRICAL CONDUCTOR ARE NOT IN CONDUIT. J-BOX FOR LIGHT SWITCH AND RECEPTACLE ARE LACKING COVER PLATES.
8. BATHROOM LACKING GFIC PROTECTION.
9. RECEPTACLE IN ROOM ADDITION, J-BOX NOT SECURED PROPERLY - SOUTHWALL.
10. SUB PANEL IN CLOSET IS SCREW IN TYPE FUSE AND LACKING BRANCH CIRCUIT LABELING.
11. ADDITION OF CIRCUIT FOR ROOM ADDITION RUNNING OVER ROOF AND NOT SECURED.
12. ELECTRICAL DISCONNECT LACKING BRANCH CIRCUIT LABELING.
13. SUB-PANEL HAS BEEN ADDED FOR SPLIT STRUCTURE W/ADDITIONAL CIRCUIT ON EXTERIOR OF STRUCTURE.
INTERIOR FEATURES
1. ILLEGAL BOOTED IN BEDROOM CEILING IS IN A DETERIORATING STATE. CEILING TEXTURE HAS BEGUN TO BUBBLE UP AND PEEL AWAY DUE TO WATER LEAKING THROUGH ROOF.

ADDITION OF HABITABLE ROOM, EXISTING SHED HAS BEEN TURNED INTO HABITABLE SPACE WITH ELECTRICAL, ROOM APPROX. 12 X 12 W/WALK IN CLOSET, TENANT WAS AWARE OF ALTERATION MADE FOR CONVERSIONS. STRUCTURE APPEARS TO HAVE BEEN SPLIT INTO TWO DWELLINGS, STRUCTURE IS A TWO BEDROOM ADDITION APPEARS TO BE CONVERTED CARPORT EVIDENCED BY BLOCK PILLARS.
MECHANICAL
1. FURNACE APPEARS TO HAVE BEEN INSTALLED ADDITION OF GAS PIPING WITHOUT PROPER SUPPORT AND INSTALLATION OF NON APPROVED GAS VALVE (OUT DATED).
EGRESS
BEDROOM (NORTHWEST) HAS TWO SETS OF WINDOWS, ONE SET LEADS TO STORAGE AREA BUT GATES ARE LOCKED DUE TO LEADING INTO POOL AREA. OTHER WINDOWS HAVE BEEN BOARDED UP LEADING INTO STORAGE AREA.
SMOKE DETECTORS WERE CHECKED AND FOUND TO BE WORKING. ALL WINDOWS HARD WIRED ALSO WORKING PROPERLY.
POOL AREA
SOUTHGATE LACKING APPROVED SELF CLOSING SELF LATCHING HARDWARE.
WEATHER PROOFING
1. ENTRY DOOR LACKING WEATHER STRIPPING, LARGE AMOUNTS OF LIGHT SHINNING THROUGH WHEN DOOR IS CLOSED.
EXTERIOR SURFACES
1. ROOFING PAPER HAS BEGUN TO RIP AND TEAR OFF, SECTION APPROXIMATELY 3 FEET BY 10 FEET HAS DETACHED AND ROLLING OVER.
PLUMBING
1. SHOWER VALVE LEAKING
2. HOT WATER HEATER IN POOL AREA LACKING COLD WATER SHUT OFF.
3. WASHING MACHINE DRAINLINE IS CRACKED AND OPEN AT EAST SIDE WALL.
4. TENANT FROM UNT 15 HAS NO ACCESS TO HOT WATER HEATER IN CASE OF EMERGENCY. HOT WATER TANK IS IN STORAGE AREA BETWEEN STRUCTURE AND POOL.
