CHECKED ELECTRICAL OUTLETS IN KITCHEN, BATHROOM (GFIC) ALL WORKING GOOD. ALSO CHECKED REMAINING OUTLETS IN LIVINGROOM AND BEDROOM, ALL WORKING GOOD. SMOKE DETECTOR WAS FOUND HAND FROM ELECTRICAL CONDUCTORS. MAINTENANCE SUPERVISOR RE-INSTALLED AND CHECKED, DETECTOR WAS WORKING. CHECKED FOR LEAKING PLUMBING, NONE FOUND. BATHROOM WALL SHOWS SOME WATER DAMAGE AND BEDROOM WALL (EAST) HAS BEEN DAMAGED DUE TO BACKED UP RAIN SCUPPER. WATER LEAKED THROUGH ROOF. CHECKED FOR DAMP CEILING. CEILING WAS FOUND DRIED. MAINTENANCE HAD CUT APPROX. 8 X 12 INCH HOLE AND USED PLASTIC AS TEMPORARY PATCH. NO MOLD AND OR MILDEW ISSUES WERE FOUND. ASKED TENANT HOW BAD WAS WATER DAMAGE TO FLOOR, STATED AN AREA OF AROUND 3 TO 4 FEET HAD GOTTEN WET. ASKED IF CARPET WAS DRIED BY NEXT DAY. TENANT REPLIED YES. NO MOLD ISSUE WITH CARPET WAS DETERMINED. ENTRY DOOR WAS CHECKED AND WAS FOUND TO BE LACKING PROPER WEATHER SEAL. NO OTHER VIOLATIONS WERE FOUND IN STRUCTURE. ROOFERS HAD REPAIRED ROOF, MAINTENANCE HAD REMOVED DEBRIS FROM RAIN SCUPPER AND MAINTENANCE IS SCHEDULED TO BEGIN REPAIRS TO CEILING AND EAST WALL. ISSUED NOV TO MANAGEMENT AND GAVE 30 DAYS TO ABATE. PICTURES WERE TAKEN. |
