TENANT STATES WATER LEAKS ENOUGH TO SOAK CARPET AND LEAKS INTO CONVENIENCE OUTLET UNDER WINDOW. TENANT STATES HOT WATER IN BATH AND KITCHEN FIXTURES IS NOT HOT ENOUGH. WATER IN KITCHEN FIXTURE IS LUKE WARM. EXTERIOR 2 X 6 AT WINDOW TRIM AT LIVING ROOM WINDOW WARPED AND PULLING AWAY FROM STUCCO. LARGE CRACKS IN STUCCO FOUND AT PARIPET WALL ABOVE BEDROOM WINDOW. EXTERIOR TRIM AND SIDING AT BEDROOM WINDOW HAS NOT BEEN MAINTAINED OR PROTECTED FROM DETERIORATION AND FROM THE ELEMENTS BY PAINT OR OTHER PROTECTIVE TREATMENTS. MET IN OFFICE WITH MANAGER (MELISSA) IN OFFICE. A WORK ORDER WAS COMLETED IN JULY OF 2003 TO REPAIR LEAK AT BEDROOM WINDOW. A NEW WORK ORDER HAS BEEN INITIATED TO REPAIR WINDOW IN BEDROOM FROM LEAKS. ALSO SHEETROCK AT HEADER AND WINDOW SILL WILL BE REPLACED WITH NEW. TEXTURED AND PANITED TO MATCH. MAINT. SUPERVISOR TO CHECK CRACKS IN EXTERIOR STUCCO AND WOOD SIDING AND TRIM AT BOTH WINDOWS. ALL REPAIRS TO BE PAINTED. HOT WATER IS ON A BOILER SYSTEM. MANY UNITS ON SAME BOILER. NO JURISDICITON ON BOILER. MET WITH TENANT TO EXPLAIN REPAIRS MAINT. WILL BE DOING. LEFT CARD WITH TENANT AND MANAGER FOR ANY FUTURE QUESTIONS. F/U 3/3/04. |
