| 09/24/2008 | GRADING - FINAL | Partial Approval | THE FOLLOWING IS THE REPORT TO GREG MOHL WITH KB Site Observation Report To: file From: Mike G Date: 9/23/08 RE: COT - preliminary grading inspection Attendees: Nicole Kalahar (NK) - COT DSD Mike G (MPG) - Dirt Guy On September 23, 2008, I conducted a site visit with Nicole, in order to allow her to make preliminary inspection comments regarding the site grading. Among the comments/observations made were: 1) the swale carrying rearyard drainage on several lots appears to have caused erosion between the entry gate and sidewalk. The impacted lots appear to be 49, 153 and 172. The other lots appear to have had rip-rap added. 2) the Common Area "A" south of lot 1 has been stabilized with d.g.. This needs to be reflected on the as-built plans. 3) there is a several inch high pile of d.g. at the top of the grouted rip-rap slope south of lot 172. It needs to be raked out, so it does not erode over the rip-rap. 4) the temporary irrigation lines that were placed in CA "A" behind lots 1-22 can be removed. The BMP's in this area can also be removed. NK is also requesting that the weeds in the CA be removed as they are over 6" in height. (writer's note: this item needs a little further conversation, as the disturbed areas were hydroseeded with a Desert Seed mix, and have return to a state that matches the surrounding undisturbed areas). 5) all BMP's onsite can be removed. 6) the outlet spillway detail 7/1, needs to be revised to reflect the as-built condition of the elevated sidewall and the addition of a plunge basin. Additionally, the plunge basin is not percolating. This will need an "engineer's certification". 7) the slope detail 5/1 needs to be revised to reflect the as-built condition, with the benched slope. 8) lots 12 and 170 have TEP transformers that are below the surrounding grade elevations. MPG to review with TEP. 9) NK believes that the pad elevations have been as-built by Baker and Assoc. The information needs to be reflected on the plans. 10) the security barrier that is east of lot 24 and north of the spillway needs to be reflected on the as-built plans. 11) there is a concrete spoil in the scupper between lots 23 & 24 that needs to be removed. 12) there is an unused water meter box in CA "A" west of lot 163 that needs to be removed. Note: the grouted rip-rap slope and d.g. surface treatment south of lot 172 has been completed. - MPG |
