INSIDE THE UNIT I FOUND A FEW ISSUE'S THAT WILL REQUIRE A NOTICE TO THE OWNER:

MISSING WEATHER SEALS AT FRONT DOOR AND KITCHEN WINDOW.
NO WORKING SMOKE DET. FOUND IN UNIT.
THE CEILING TILES IN THE BATH, CHILDS ROOM AND LIVINGROOM HAVE BEEN FOUND LOOSE OR ALMOST FALLING.
I DID REVIEW THE HEATING SYSTEM AND FOUND THAT THE SYSTEM IS WORKING IN A NORMAL FASHION, THERE WAS A SMALL SOUND COMING FROM THE UNIT DUE TOO A LOOSE SCREW OR COVER DOOR. AFTER REVIEWING THE SEWER SYSTEM I DID NOT FIND ANY ISSUE'S.

I DID FIND THAT THE FRONT PORCH/DECK IS UNSTABLE AND BUILT IMPROPER, THE TENANT STATED THAT THEY BUILT THE DECK AND OLD SHED OUT OF CRATES.
THE TENANT DID SAY THE ROOF WAS REPAIRED BY HER HUSBAND LAST SUMMER AND THE OWNER PAID THEM BACK FOR THE COST, THE TENANT AT THIS TIME WANTS TO BUY UNIT FROM OWNER, PER TENANT'S STATEMENT.

REQUESTED THAT I DO NOT INSPECT HIS UNIT DUE TOO HHIM MOVING, I DID HAVE THE TENANT SIGN STATEMENT THAT HE REFUSED INSPECTION.
