WALKED UNIT WITH TENANT- SMOKE DETECTOR WAS CHECKED AND FOUMD TO BE WORKING. TOLET TANK WAS CHECKED AND FOUND PULL CHAIN HAD COME LOOSE FROM HANDLE. CHECKED WINDOWS, TRACK HAD DEBRIS & NEEDED TO BE CLEANED OUT AND 1 WINDOW WAS OUT OF TRACK ON TOP, CAUSING IT TO RATTLE WHEN WINDY. ALL COMPLAINTS NOT SUFFIENT TO WARRANT NOTICE & ORDER. EXPLAINED TO TENANT HOT WATER WAS WORKING AT TIME OFF INSP. AND IS AN INVALID COMPLAINT ALONG WITH OTHER COMPLAINTS. REASURED TENANT I WOULD SPEAK WITH MANAGER & REQUEST WILL BE MADE TO REPAIR TOILET TANK FLAPPER & WINDOW OUT OF TRACK. NO BLACK GROWTH VISABLE IN OR AROUND SHOWER WALLS. NO PICTURES WERE TAKEN. SPOKE WITH MANAGER-STATED ELECTRIC HOT WATER HEATER INSTALL TURNED OUT TO BE DEFECTIVE AND SUPPLIER WAS CLOSED FOR THE WEEKEND. 2 DAYS LATER NEW HOT WATER HEATER WAS INSTALLED. ASKED IF TENANT HAD MADE REQUST FOR WORK ORDER TO REPAIR TOILET, WINDOW & OTHER ITEMS. MANAGER STATED SHE HAS RERCIVED NO REQUEST FOR REPAIRS OTHER THAN HOT WATER HEATER. MANAGER PROCEEDED TO SHOW ME TENANT IS 2 1/2 MONTHS BEHIND IN RENT & WAS SERVED A 5 DAY NOTICE. EVICTION NOTICE TO FOLLOW. REQUESTED MANAGER TO HAVE REPAIRES TO TOILET AND WINDOW MADE IN 5 DAYS. SHE AGREED & FILLED OUT WORK ORDER REQUEST. MANAGER WILL FAX CPOY OF COMPLETED WORK ORDER. INVALID COMPLAINT CLOSE CASE AFTER FAX COPY IS RECIVED.
