INSPECTION FOUND FOLLOWING PROBLEMS:

COMMON AREA: A WASHER AND DRYER HAVE BEEN PLACED NEAR UNIT 1, WHICH REQUIRED THE MODIFICATION OF THE PLUMBING TO ACCOMODATE THE WASHER. IN ADDITION THE WASHER HAS THE ELECTRICAL SUPPLY CORD HARD WIRED TO A ELECTRICAL BOX IN THE WALL. THE DRYER DOES NOT HAVE A LINT TRAP OF ANY KIND. THE WALKWAY CIELING NEAR UNIT #3 HAS DETERIORATED HEAVILY TO THE POINT OF FALLING DOWN. THE CIELING IS THE HEAVY TYPE OF 3-COAT PLASTER.

UNIT 1: THE UNIT HAS BEEN MODIFIED WITHOUT PERMITS AND APPEARS TO BE AN OLD OFFICE, PORCH AND UNIT COMBINED. ONE OF THE EXTERIOR DOORS CONTAIN A LOCK AND HASP WITH A PADLOCK IN PLACE. THIS SAME DOOR ALSO HAS A DOOR KNOB MISSING WITH NOTHING TO PLUG THE HOLE. THE EXTERIOR DOORS ARE LACKING WEATHER STRIPPING AND A PROPER THRESHOLD. THE WINDOWS IN THE ENCLOSED PORCH/OFFICE AREA IS BROKEN. THE HEATERS ARE NOT FUNCTIONING AT ALL IN THE APARTMENT WITH THE TENANT USING SPACE HEATERS. THE SMOKE DETECTORS WERE NOT OPERABLE. THE SHOWER STALL WAS NOT SEALED PROPERLY WITH HEAVY WATER PENETRATION EVIDENT IN THE SHARED HALL WALL WITH DETERIORATION AT THE FOOT OF THE THE WALL. THE GFCI IN THE BATHROOM AND THE KITCHEN DID NOT OPERATE PROPERLY WHEN TESTED. THE WATER HEATER WAS REPLACED IN 88 OR 89 WITH NO PERMITS SHOWING IN RECORDS. THE ADDITION/PORCH DID NOT SHOW ELECTRICAL OPERATING PROPERLY. THE STOVE STAYS ON HIGH ACCORDING TO THE TENAT AND THE FLAME TO THE TOP BURNER NOT OPERATING PROPERLY.

UNIT 2: NO ONE HOME, LEFT NOTIFICATION. FRONT DOOR APPEARS TO HAVE BEEN ADDED. POSSIBLE PREVIOUS WINDOW OR REMODEL OF UNIT IN SOME MANNER.

UNIT 3: NO ONE HOME, LEFT NOTIFICATION.

UNIT 4: UNIT VACANT AND SECURE.

UNIT 5: TENANT HAS RENTED FOR 7-MONTHS. WEATHER PROTECTION BREECH IN THAT FRONT WINDOW BROKEN, FRONT DOOR HAS BEEN DAMAGED EVIDENCED BY CRACKED JAM. DOES NOT SEAL PROPERLY. ROOF LEAKS ACCORDING TO TENANT AT BEDROOM CLOSET CIELING. WALL DOES SHOW SOME SIGN OF PREVIOUS WATER RUN OFF. HEATER IN LIVING ROOM NOT FUNCTIONING WHEN INSPECTOR ATTEMPTED TO TURN ON. ELECTRICAL PROBLEMS IN THAT GFCI IN KITCHEN OR BATHROOM DOES NOT FUNCTION. A RECEPTICLE TO THE BEDROOM IS EXPOSED FROM THE REAR OF THE WALL WHICH IS SHARED WITH THE SHOWER STALL. TENANT HAS PLASTIC BAGS OVER HOLE IN SHOWER STALL TO WATER PROTECT. RICK SALDATE ISSUED INSPECTION REQUEST FORM TO TENANT NOT TO USE SHOWER UNTIL WALL IS PROTECTED. ATTEMPTS TO ISLOATE CIRCUIT RESULTED IN MOST OF ELECTRICAL TO UNIT TO BE TURNED OFF. WALLS SHOW HEAVY DETERIORATION IN THE BATHROOM SHOWER STALL, BATHROOM WALLS AND ONE BEDROOM WALL IS DETERIORATED. THE PLUMBING SHOWS NEGLECT IN THAT THE BATHROOM FAUCET IS NOT STABLE AND THE KITCHEN SINK IS LEAKING. THE BEDROOM WINDOW IS BLOCKED WITH A PIECE OF PLYWOOD. THE HOT WATER HEATER APPEARS TO BE INSTALLED WITHOUT PERMIT. THE STOVE STAYS ON HIGH AND CANNOT BE CONTROLLED. THE UNIT APPEARS TO HAVE PREVIOUSLY BEEN A CARPORT WHICH WAS CONVERTED INTO A RENTAL UNIT. RECORDS DO NOT SHOW PERMITS.

UNIT 6: TENANT SCHEDULED INSPECTION FOR NEXT DAY.

UNIT 7: UNIT VACANT AND UNSECURED. UNIT APPEARS TO HAVE BEEN PREVIOUS CARPORT, CONVERTED INTO RENTAL UNIT.

UNIT 8: NO ONE HOME, LEFT NOTIFICATION.

UNIT 9: NO ONE HOME, LEFT NOTIFICATION.

UNIT 10: UNIT VACANT AND SECURE.
