12/19/2003 GRADING - FINAL Denied This project has a Phase Plan dated 12/10/03. Bldg.2 is under construction and Bldg. 3 has not been started.
The following deficiencies were noted:
1. The approved plans for this site do not reflect as-built conditions. Submit a set of revised plans to the City of Tucson, Development Services, Engineering and Zoning Divisions for review and approval of all modifications to the plan.
2. The retention/detention basins, drainage channels,weir outlets and vehicle access ramps are not constructed to the specifications in the Grading Plans or Details 6, 7 and 10. Construct to the Plan specifications or submit revised drawings with retention basin cross-sections and calculations for review and approval.
3. An additional screen wall has been constructed north of Units 5 -7, this screen wall is not shown on the plans. Provide a revised Grading Plan and show the modifications to Detail 5 or provide additional Details.
4. Provide an as-built Detail 3 for typical perimeter x-section-west for the west perimeter.
5. The 54" CMP pipe outlet is not constructed to Detail 4 specifications. Provide an as-built Detail for review and approval.
6. Provide elevation certification for the retention/basin bottoms and weir outlets
7. Provide a continuous pedestrian walkway between Units 1 and 5 and provide drainage flow below the walkway at at this point.
8. Divert rainwater run-off away from stairway at the east side of Unit 1.
9. Provide filter fabric under rock rip-rap across the landscape median southeast of Unit 16. Show the curb cuts and drainage flow on the revised Grading Plan.
10. Provide approximately 340' of curbing on the south side of the landscaped median on the south perimeter..
11. The (8) open blocks that serve as weir outlets for the East retention basin are blocked by rocks on the outlet side. Construct the weir opening to the plan specifications and place the rock (and filter fabric) below the opening for erosion control.
12. Provide 240 parking spaces as shown on the Development Plan. Show the modifications to the sidewalks and the trash enclosure, that have eliminated (4) parking spaces.
13. Provide 10 Survey Monuments as shown on the Development Plan.
14. Provide 10 Class I Bicycle Parking contained within buildings.
15. Verify that all rainwater run-off from buildings 2 and 3 will flow below pedestrian walkways per the C.O.T Development Standard No. 2-08.0.
