SUBJECT: Mesquite Ranch Subdivision

The site has been previously inspected for the release of the Grading Permit and the following items were found to be incomplete at this time:
1) Verify that adequate erosion protection has been provided for all rear lot drainage openings.
2) Verify that the maintenance access ramps have been installed into the "Common Area A, J, K" detention/retention basins as noted on the approved plans for this site.
3) Verify that all survey monuments have been installed into the median raised pavement areas located in the cul-de-sacs, some of these have been previously installed and disturbed during the construction process.
4) A change in pipe type has been noted between the drainage inlet structure and the adjacent drainage way between lots #89 and #90. The plans call for the pipe to be a reinforced concrete pipe, the current pipe is a corrugated metal pipe. This change needs to be approved by the Engineering Dept. at DSD prior to the final release of the site.
5) During construction a sidewalk scupper was deleted south of lot #40 that allows for the acceptance of water accumulated on the adjacent street. Approval from the reviewing Engineer from DSD is required if this structure is to be eliminated from the plans as well as As-built drawings for all noted changes. Currently this missing structure causes water to pond in an area adjacent to a wheelchair access ramp, provide adequate drainage away from this area at minimal.
6) The sidewalk along the south and north side of the Recreation Area and "Common Area K" located north of lots #290 to #296 have not been constructed per the approved plans. The removal of this sidewalk will require approval from both the Zoning and Engineering Departments before the final release can be given.
7) Minor changes to the drainage patterns have been noted in the above Recreation Area and "Common Area K", along with these changes a sidewalk scupper was deleted and replaced with underground pipes. These changes need to be approved by the reviewing Engineer for DSD as well as verifying that adequate erosion protection measures have been provided for all locations.

07/25/2005 GRADING - FINAL Denied SITE HAS OUT STANDING ISSUES TO BE RESOLVED BEFORE A FINAL GRADING INSPECTION CAN BE APPROVED. WARREN THOMPSON WITH STANTEC ENGINEERING, (791-3175) AND BOB COLT WITH DIAMOND ADVENTURES, (577-0200), HAVE BEEN CONTACTED REGARDING THE PAST ISSUES GIVEN BY DAVE ROBERTS IN JUNE OF 05. THEY ARE HAVING A MEETING AT MESQUITE RANCH TODAY TO GO OVER WHO WILL BE RESOLVING THE PUNCH LIST ITEMS. DAVE ROBERTS NAME AND NUMBER HAVE BEEN GIVEN TO BOTH BOB COLT AND WARREN THOMPSON TO CALL FOR A FINAL GRADING INSPECTION.
