Thanks for chatting with me in regards to the issue at the Sorrento Square development of the rip rap slope to the south of the Autozone/Burger King development that is now located on the newly formed Leman Academy parcel. As discussed, the subject rip rap was designed for slope protection against erosion at the south end of the Autozone/BK site as the drainage from that site flows into and over the rip rap and continues south. The newly created Leman parcel accepts this flow and has been designed to convey the stormwater further south to the existing drainage basins along the south end of the project that were designed and constructed years ago. Our current DP for Leman, DP17-0246, does not alter the subject rip rap along this slope so there would be no reason for it to be removed by Leman, even though a portion of the rip rap now resides on the Leman parcel. Further, we will be involved as Engineer-of-Record throughout the construction phase of the Leman project and will ensure that the rip rap slope stays intact. None of us can anticipate what Leman will do a year or five from now with that rip rap but should they decide to remove it at some point they would only be creating a long term maintenance problem for themselves in doing so. Hopefully this resolves any current concern with the rip rap but please let me know if there are any further questions. Thanks!

12/27/2017 ASSURANCE - DSD Partial Approval I DROVE THROUGH THE SITE AND IT APPEARS THAT ONCE THE WORK FOR THE BURGER KING AND RETAIL SHOP ARE COMPLETE. THIS SITE MAYBE READY FOR THE FULL RELEASE OF THE ASSURANCES AND THE CLOSING OF THE DEVELOPMENT PACKAGE AS LONG AS NOTHING CHANGED DURING THE SPLITTING OF THE SUBDIVISION.
ANOTHER INSPECTION WILL BE REQUIRED PRIOR TO CLOSING OUT THIS SITE TOTALLY TO ENSURE THAT ALL THE ASSURABLE ITEMS HAVE BEEN ADDRESS.
ALL OTHER INSPECTIONS WILL ALSO NEED TO BE COMPLETED FOR THIS SUBDIVISION PRIOR TO REQUESTING THE FINAL RELEASE OF THE ASSURANCES.
