AN ASSURANCE INSPECTION #10799 WILL BE ADDED TO THE ADDRESS OF EACH AND EVERY LOT, THIS WILL ALLOW FOR THE INSPECTION TO BE COMPLETED PRIOR TO THE ISSUANCE OF THE FINAL C OF O FOR THE ADDRESS. 3) LANDSCAPING AND N.P.P.O. REQUIREMENTS WILL BE ADDED TO THE GRADING PERMIT #T07BU01190. THESE ITEMS WILL BE CHECKED FOR COMPLIANCE PRIOR TO ALLOWING THE GRADING PERMIT TO BE CLOSED. 4) THE S.W.P.P.P. CURRENTLY ON THIS SITE ONLY PHASE ONE OF THE SITE IS APPROVED FOR ANY LOT RELEASES, THIS WILL INCLUDED ONLY THE FOLLOWING LOTS:LOTS 1-41, 46-53, AND 70-83. ALL OTHER LOTS ARE IN PHASE II OF THIS SITE AND PREVIOUSLY DID NOT HAVE THE ROADWAYS PAVED IN FRONT OF THEIR LOCATIONS. I HAVE ALSO ADVISED MR. ROLL THAT TO CONSIDER THIS SITE TO BE FULLY RELEASED THE FOLLOWING ITEMS WILL NEED TO BE ADDRESSED(THIS IS NOT A FULL AND COMPLETE LIST AT THIS TIME UNTIL ADDITIONAL INSPECTIONS HAVE BEEN PERFORMED): 1) ALL OF THE ITEMS LISTED IN THE ASSURANCE FILE UNDER EXHIBIT "B" WILL HAVE TO BE COMPLETE AND APPROVED BY THE FIVE DEPARTMENTS, P.D.S.D., TUCSON WATER, PIMA COUNTY WASTEWATE, COTY OF TUCSON TRAFFIC AND PERMITS & CODES DEPARTMENT. 2) ALL WORK WILL HAVE TO BE COMPLETED PER THE APPROVED PLANS FOR THIS SITE, THIS WILL INCLUDE THE SITE, DEVELOPMENT, PLAT, AND GRADING PLANS. THESE PLANS WILL ALL NEED TO BE APPROVED AND FINALED PRIOR TO THE FINAL RELEASE OF THE ASSURANCES. 3) THE DRAINAGE ASPECTS OF THIS SITE WILL NEED TO BE CHECKED BY THE ENGINEER OF RECORD TO ENSURE THAT THEY MEET THE REQUIREMENTS OF THE PIMA COUNTY/CITY OF TUCSON RETENTION D/DETENTION MANUAL. 4) A MONITORING REPORT FOR THE N.P.P.O. WORK IS REQUIRED FROM THE LANDSCAPING ARCHITECTURE TO ENSURE THAT ALL ITEMS UNDER THIS DOCUMENT HAS BEEN COMPLETED AS NOTED. 5) A CERTIFICATION LETTER FROM THE ENGINEER OF RECORD NEEDS TO BE PROVIDED STATING THAT THIS SITE HAS BEEN COMPLETED PER THE APPROVED PLANS. 6) APPROVED REVISED DRAWINGS/AS-BUILTS NEED TO BE PROVIDED FOR THIS SITE TO PERFORM THE FINAL INSPECTIONS OF ALL OPEN PERMITS. 7) COMPLETE ALL INSPECTIONS AS NOTED FOR THIS SUBDIVISION TOO ENSURE THAT ALL DEPARTMENTS HAVE ACCEPTED ALL WORK THAT HAS BEEN COMPLETED IN THEIR AREAS.

THE CURRENT OWNER IS LOOKING FOR A FULL RELEASE OF THE ASSURANCES FOR THIS SUBDIVISION SO THAT PORTIONS OF THE SITE REMAINING CAN BE SOLD TO ANOTHER BUYER. I ADVISED MR. RICK PRICE CALLED ME IN THE AFTERNOON AND WENT OVER THE INFORMATION THAT HE HAD BEEN GIVEN BY KRISTINA MEDINA. I ADVISED MR. PRICE THAT THE NEW BUYER (RICHMOND AMERICAN) NEEDS TO PLACE A SUBSTITUE ASSURANCE AGREEMENT FOR ALL OF THE LOTS THAT THEY WILL BUYING COVERING THE REMAINING INCOMPLETE ASSURABLE ITEMS. I ADVISED MR. PRICE THAT ROUGHLY THE REMAINING ITEMS THAT NEED TO BE COMPLETED ARE: 1) THE SIDEWALKS AND DRIVEWAYS FOR EVERY LOT NOT CURRENTLY PRIVATELY OWNED. 2) ENSURE THAT ALL THE DRAINAGE ITEMS ARE COMPLETE AND FUCTIONING PER THE PIMA COUNTY/CITY OF
