12/28/2010 ASSURANCE - DSD Partial Approval OFF SITE PUBLIC PAVING PLAN FOR SILVERBELL VISTA:
IT APPEARS THAT PORTIONS OF THIS WORK HAS NOT BEEN COMPLETED PER THE APPROVED PLANS, BUT WILL BE VERIFIED BY THE TRANSPORTATION DEPARTMENT( THAD HARVISON AND RICHARD LEIGH). THE NORTHBOUND SILVERBELL WIDENING FOR THE NEW TURN POCKET APPEARS TO BE IN, THE WIDTHS WILL BE CHECKED BY OTHERS. MY CONCERNS ENTAIL THE SOUTHBOUND DECELERATION TAPER AND LANE AND THEIR LENGTHS. THE INBOUND TAPER WAS TO BE APPROXIMATELY 180 FEET IN LENGTH, IT IS ONLY APPROXIMATELY 75 FEET. ALSO IN THIS SAME AREA A POWERPOLE IS LOCATED AT THE END OF THE TAPER ALONG WITH WHAT APPEARS TO BE A TELEPHONE BOX. MANHOLE #2 WAS TO BE WITHIN THE PAVEMENT TAPER BUT IS CURRENTLY ABOUT 6' WEST OF THE EDGE OF PAVEMENT. PLEASE CONTACT THAD HARVISON OR RICHARD LEIGH AND ASK THAT THEY PROVIDE ME WITH AN ACCEPTANCE LETTER FOR THE PRIVATE IMPROVMENT AGREEMENT #I-2004-090 SO THAT I MIGHT APPROVE ALL AREAS NEEDED IN BOTH T04BU01950 AND ASSURANCE FILE S03-033, TRAFFIC AND PERMITS AND CODES HAVE NOT BEEN APPROVED AT THIS TIME.
12/15/2010 ASSURANCE - DSD Partial Approval SEE PREVIOUS COMMENTS DATED ON 3/28/2008 AND ENSURE THAT THEY HAVE BEEN COMPLETED FULLY. LOTS 37 THRU 40 HAVE NOT BEEN COMPLETED AT THIS TIME, WHICH MEANS THAT THE SIDEWALK AND DRIVEWAYS FOR THESE AREAS HAVE NOT BEEN CONSTRUCTED. ALSO THE SIDEWALK BETWEEN LOTS #35 AND #40 HAS BEEN ELIMINATED, PROVIDE REVISED DRAWINGS THAT SHOW THESE APPROVED CHANGES OR COMPLETE THE WORK PER THE APPROVED PLANS.
03/28/2008 ASSURANCE - DSD Partial Approval THE SITE WAS CHECKED AND THE FOLLOWING ITEMS HAVE BEEN NOTED AT THIS TIME AS NOT BEING COMPLETE. COMPLETE ALL OF THE ASSURABLE ITEMS ON THIS SITE PRIOR TO ASKING FOR ANOTHER INSPECTION, OR PROVIDE A COMPLETION BOND BREAKDOWN FOR ALL REMAINING ITEMS. 1. The following lots have been constructed on at this time: #5, #9, #12, #18, #22, #23 #27, #29, #30, #34, all other lots are undeveloped at this time and will require the placement of a completion bond if a full release of the site is requested.
2. Complete the drainage ways (Common Areas "F", "J", "D") located along the southern boundary of this project as shown on the approved plans for this project. This will include but is not limited to the placement of any rock rip rap, minor grading, concrete weir (423LF), and installation of the access ramp.
3. Complete the drainage ways (Common Areas "C", "L", "I") located along the eastern boundary of this project as shown on the approved plans for this project. This will include but is not limited to the placement of any rock rip rap, minor grading of all areas, and retention detention basins, concrete weirs (192LFand 102LF), complete all drainage ways and structures as shown on the detail sheets, and the installation of the access ramp(s).
4. Complete the drainage way (Common Areas "A") located along the north western quadrant of this project, south of Bell Hollow Place as shown on the approved plans for this project. This will include but is not limited to the placement of any rock rip rap, minor grading, concrete weir (53LF), and the finish work that needs to be completed on the drop inlet structure west of lot #19. Ensure that all excess concrete material have been removed from the inlet sections of the 48" Corrugated Steel Pipes, and that the pipes are free and clear of trash and debris.
5. Install all missing survey monuments for this site, as well as any sign structure that has not been placed. Refer to the Tentative Plat for the location of all signs and monuments that need to be placed on this project prior to a final full release of the site.
6. Complete all sidewalks as shown on the approved plans, this will include the area west of lot #35 unless the requirements are changed by the Zoning and Engineering sections.
7. Complete the catch basin west of lot #35 and outlet erosion protection as shown on the approved plans.

This list of items is to be considered as only a partial list of items that may need to be completed prior to the completion of the project; these are the items that are evident at this time. 11/10/2006 ASSURANCE - DSD Partial Approval CHECKED THE SITE FOR THE INITIAL RELEASE OF THE LOTS. ALL OF THE ROADWAYS HAVE BEEN COMPLETED AT THIS TIME, AND THE DRAINAGE ITEMS ARE ACCEPTABLE ENOUGH FOR THE INITIAL RELEASE. A RE-INSPECTION OF THE SITE WILL BE REQUIRED PRIOR TO THE FINAL RELEASE OF THE LAST 25% OF THE LOTS. NO INSPECTIONS HAVE BEEN SCHEDULED FOR THIS SITE AT THIS TIME, SOME OF THE LOTS HAVE BEEN RELEASED FOR FINANCIAL PURPOSES ONLY BY ERNIE DUARTE PRIOR TO THE COMPLETION OF THE ROADWAYS.
