07/12/2007 ASSURANCE - DSD Approved MET WITH WOCKY FROM KB HOMES AND WALKED THE SITE TO SEE WHAT HAD BEEN COMPLETED AT THIS TIME. THE FOLLOWING ITEMS WILL BE ADDRESSED PRIOR TO THE FINALIZATION OF THE GRADING PERMIT T03BU03234 TO ENSURE FULL COMPLIANCE: 1) ALL DRAINAGE BASINS WILL BE CHECKED TO ENSURE PROPER DRAINAGE WITHIN THE TIME FRAME. 2) THE ENGINEER OF RECORD STILL NEEDS TO PROVIDE US WITH A SET OF AS-BUILT DRAWINGS FOR THIS SITE.
06/12/2007 ASSURANCE - DSD Partial Approval MET WITH MEMBERS FROM KB HOMES AND WALK THROUGH THE SITE LOOKING AT THE PREVIOUSLY NOTED ITEMS OF REPAIR. EVERYTHING WILL BE COMPLETED WITHIN THE NEXT MONTH FOR A FINAL RELEASE OF THE ASSURANCES. THE FOLLOWING ITEMS WILL BE CHECKED PRIOR TO THE FINAL RELEASE: 1) AS-BUILT DRAWINGS FOR THIS PROJECT NOTING ALL CHANGED ITEMS. 2) REPAIR WORK RO BE COMPLETED ON THE SIDEWALKS AND DRIVEWAYS AS NEEDED. 3) COMPLETE CLEANUP OF THE RETENTION DETENTION BASINS LOCATED THROUGHOUT THE SITE.
02/16/2006 ASSURANCE - DSD Partial Approval THE SITE WAS CHECKED AND THE FOLLOWING ITEMS HAVE BEEN FOUND NOT TO BE COMPLETE AT THIS TIME. 1) THE DETENTION/RETENTION BASIN LOCATED AT THE NORTHWEST CORNER OF THIS PROJECT HAS NOT BEEN CONSTRUCTED PER THE APPROVED PLANS. THE BASIN IN THE PAST HAS HELD WATER PAST THE REQUIRED 24 HOUR LIMIT. ALSO THE AREA BETWEEN THE OUTLET FOR THE BASIN AND GLENN STREET DOES NOT DRAIN CORRECTLY. THIS AREA NEEDS TO BE GRADED SO THAT IT PROVIDES POSITIVE DRAINAGE FROM THE BASIN TO GLENN STREET. 2) PONDING WATER HAS BEEN NOTED AT THE WEST END OF THE TWO NORTHERN ROADWAYS OFF OF NERUDA LANE. DETERIORATING PAVEMENT HAS ALSO BEEN NOTED IN THE SAME AREA AND MAY NEED TO BE REPLACED PRIOR TO THE FINAL RELEASE. 3) PONDING WATER HAS BEEN NOTED IN VARIOUS LOCATIONS OF THE INTERNAL DRAINAGE WAYS NORTH OF BELLOW LANE. THIS AREA NEEDS TO BE CHECKED TO ENSURE THAT THE PROPER PURCOLATION RATES AND BE MET. 4) DAMAGED SIDEWALK HAS BEEN NOTED IN THE AREA NORTHEAST OF LOT #59. THIS AREA NEEDS TO BE REPAIRED PRIOR TO THE FINAL RELEASE OF THIS SITE. 5) A BASIN CERTIFICATION LETTER FOR ALL BASIN LOCATED ON THIS SITE NEEDS TO BE PROVIDED BY THE SIGNING ENGINEER FOR THIS PROJECT. ALSO AS-BUILT DRAWINGS WILL BE REQUIRED FOR ALL CHANGES THAT HAVE BEEN MADE TO THIS SITE.
08/31/2005 ASSURANCE - DSD Partial Approval ALL STRUCTURES ON THIS SITE HAVE BEEN COMPLETED AT THIS TIME. THE FOLLOWING ISSUES REMAIN TO BE COMPLETED BEFORE THE SITE CAN BE FULLY RELEASED:
1) GENERAL SITE CLEAN-UP TO REMOVE ALL REMAINING UNUSED CONSTRUCTION MATERIALS, THIS WILL INCLUDE THE PILES OF D.G. LOCATED NORTH OF THE SOUTHERN MOST BASIN.
2) COMPLETE THE BASIN CONSTRUCTION PER THE APPROVED PLANS.
3) ENSURE THAT ALLL BASINS ON THIS PROJECT ARE FUNCTIONING AS DESCRIBED IN THE DRAINAGE REPORT.
4) PROVIDE AS-BUILT PLANS, AND A BASIN CERTIFICATION LETTER FOR THIS SITE FROM THE SIGNING ENGINEER.
5) CONSTRUCT OR REPAIR ALL DAMAGED SIDEWALKS, WHEELCHAIR ACCESS RAMPS, AND MISSING DRIVEWAYS AS NEEDED THROUGHOUT THE SITE.
07/15/2005 ASSURANCE - DSD Correction Required THE FOLLOWING LIST OF ITEMS IS NOT TO BE CONSIDERED A FULL AND FINAL PUNCHLIST FOR THIS PROJECT, IT IS ONLY A LIST OF MAJOR CONCERNS AT THIS TIME.
Assurances / Drainage Punch list(partial not to be considered a final or the "Final Grading")

1. The drainage way adjacent to the east side of the private alley has not been constructed per the approved plans. It appears that the flow line of the channel has sag along the northern half of the southern half. Per the approved plans the drainage way is to maintain approximately 0.50% of fall throughout its entire length of the southern half with a water harvesting area located on the northern half.. Please provide survey documentation for this channel if you feel that this assumption is incorrect. Otherwise make the necessary changes to the drainage way to ensure that there is positive drainage from the south end to the north.
2. Grading of the private alley has not been completed as shown on the approved plans. The approved plans show that there is to be a constant 0.50% fall from the south end of the private alley to the north end. The slope of the roadway maybe may be within tolerable limits grade wise, but the problem is that the water does not flow out onto Glenn Street as shown on the plans. The water from the roadway, basin, and the channel ponds at the southeast corner of Glenn Street and the private alley in the area of the weir outlet. Per the approved plans it appears that from the flow line of the weir outlet and drainage way to the southern edge of Glenn Street should be level.
3. Basin #20 and adjacent drainage way along the southern boundary of the project have been roughly completed at this time. The final grades for the above noted areas need to be finalized, as well as placement of all remaining rock rip rap, plus the installation of all (straw bales, silt fence, waddle. ie) storm water pollution prevention bmp's. Silts from the roadways and the adjacent slope cuts are entering into the drainage way and basin and may cause the basin percolation rates to be reduced below the acceptable level.
4. All internal basins and drainage swales on this site have been roughly completed per the approved plans, these all need to be completed fully before the final release of the assurances for the site.
5. A drainage swale has been deleted north of the following lots 1-3, 19-22, 44-47, and 68-70. This will need to be installed to prevent water from passing directly out onto Glenn Street across the public sidewalk. If these areas are to remain as they have been constructed you will need to provide a newer version of the "As-built Drawings" with the approval stamps from the Engineering Department allowing for this modification.
6. Stockpiles of material have been place within the roadway prism and are being distributed into the drainage ways with each and every rain. These piles either need to removed from the project, or placed in a manner that will prevent future erosion.
7. Private barriers have been placed in areas where construction work is still being completed. The home owners are asking that the maintenance for these areas are scheduled on a more frequent basis, or that they are installed in a safer manner.

Complete all of the drainage ways and basins on this site as specified in the approved plans or provide documentation from engineering that the changes have been accepted.
If you have any questions please feel free to contact David Roberts at 349-7643 and arrange for an on-site meeting to discuss the questionable items. Please schedule a Final Grading Inspection for this site to receive a final grading punch list. A Basin Certification Letter is to be provided on this site for all basins as well as "As-Built Drawings" for all approved changes.
