Reviewed the issues the occupant had concerns about. 2nd floor decking outside rental unit support wood stairway is connected to is rotted. Down spout next to stairway area is detached from the roof drainage system, no baseboard located behind the stove exposing small holes in the wall at the base of the drywall, light cover missing from the can light fixture located next to rental unit #230.
04/03/2026 COT - ENFC - Code Enforcement - Follow Up In Violation Called property Manager to schedule a follow up on the repairs. Left vm for a call back.
04/03/2026 COT - ENFC - Code Enforcement - Follow Up In Violation Property Manager never returned call back. Called occupant and scheduled a follow up to review repairs.
04/20/2026 COT - ENFC - Code Enforcement - Follow Up In Violation light fixture re-installed, base board re-attached, down spout re-attached. Decking Property Mgmt is till working at this. Contacted Manager he requested for more time to address this issue. allowed him 30 more days.
05/26/2026 COT - ENFC - Code Enforcement - Follow Up In Violation Call from Property Manager. They have obtained a Contractor and they are waiting on him to get everthing in place before he can fix the decking that is damaged.
05/26/2026 COT - ENFC - Code Enforcement - Follow Up In Violation Property manager states they are waiting on the contractor they hired. Allowed a little bit more time.
06/25/2026 COT - ENFC - Code Enforcement - Follow Up In Violation Contacted Property Manager regarding the repair to the decking at apartment complex. Mentioned I do not see any permits on file for the repair. Manager states they paid a contractor and he has not repair the decking yet and refuses to get a permit stating no permits are required to repair the decking. Since then they have been having problems getting a hold of him and getting him to come fix the issue or to get the permit. I will follow up next week. This company "Equilibrium" has history of not fixing the problem when notified.
07/10/2026 COT - ENFC - Code Enforcement - Follow Up In Violation No application for the repair to the 2nd floor decking damage. No contact from the Property Manager except for the times I give him a call.
