Observed there was one painted sign facing the addressing street (E 8th St) displaying "ΣΤΓ". There were two painted signs in the parking area (SE corner corner of the parcel); one displayed "ΣΤΓ" and the other "Sigma Tau Gamma". The Greek letters and words on the signs are known to represent the fraternity Sigma Tau Gamma. Per the University of Arizona's Fraternity and Sorority website it shows Sigma Tau Gamma to be an active fraternity that has a Charter house; however, the website does not reveal the address of the Charter house. There is a link on the website to the fraternity's webpage, which reveals "The Zeta Pi Chapter of Sigma Tau Gamma at the University of Arizona in [Tuscon], Arizona was installed in the spring of 2016 and received its Charter on April 7, 2018". Further investigation into the fraternity revealed the fraternity is currently under Judicial Investigation per the U of A Fraternity and Sorority Chapter Conduct & Judicial Status webpage, and the Chapter was provided a letter of such investigation, dated September 2, 2026. A copy of the letter has been uploaded into the case files. As of August 2018, the Tucson Zoning Administrator determined that zoning district R-2, where the parcel is located, does not authorize group dwellings/fraternities per the UDC. The determination letter dated August 2,2018, states "...renting the property to more than four (4) unrelated persons is an illegal use...". The letter dated August 27, 2018, states "Continued occupancy of this property by more than 5 unrelated persons is not permitted and constitutes a zoning violation. " The UDC in 2018, and currently, identifies a Group Dwelling as having five or more unrelated persons. The two determination letters have been uploaded into the case files.
