No visible evidence of mold observed in bathroom. Numerous code violations: AC unit located on the roof is leaking water. Unit is position directly above the bathroom creating potential source of water intrusion. Water heater inside rental does not have discharge tube or drip pan. Electrical outlet throughout rental are burned. Multi outlets in kitchen not operational. Refrigerator is connected to an extension cord. Dedicated outlet is inop. No GFI on electrical outlet next to sinks in kit or bath. Electrical disconnect has added circuit that is corroded. Electrical box is missing knockouts & contains mismatched circuits. hole in the kitchen wall exposes electrical wiring in wall. Exterior light & kitchen light globes missing. Due to the number of burned outlets along with apparent electrical modifications completed w/out permits, there is a concern of dbl lugging. Requesting a Licensed Electrician evaluate entire electrical system. Bathroom exhaust vent in 1st bathrm is missing. Drywall in bathrm does not have moisture protective paint. Bathroom cabinets are missing doors. Toilet is not properly secured to the floor. The baseboard behind the toilet is missing, the base of the wall is cracked open the entire length of the wall. Kitchen cabinets, draws, hardware missing. 3 windows broken. Fascia is bare wood exposed to weather elements. A Licensed Contractor, Electrician, Plumber required to obtain permits and to complete the work required on the COMMERCIAL RENTAL PROPERTY. Picture on file. |
