08/28/2023 | COT - ENFC - Code Enforcement - Initial | In Violation | 206 PM - Contact with tenants on site. Concerns for ceiling above window AC by front door. There is a cut out in ceiling, was patched but not finished. Is peeling back. Tenant raised concerns for ceiling sagging/falling down along the north and east walls of living room. Did not observe any sagging, cracking paint or drywall. Did ask the tenant last time this area was painted, she said over 3 years ago. Advised if the ceiling was indeed falling down, I would expect to see cracking, or at the least cracking paint. The ceiling is level along both walls. Ceiling above bathroom sink near blower grill is damaged, plaster is peeling, some surface remains unpainted. Tenant raised concerns for bumps in drywall in bedroom, thinks the walls are going to fall down. Drywall was not wet or damp, no cracks in drywall. Would appear drywall has been repaired in a non-workmanlike manner. There was no water flooding the unit at this time. Tenant raised concerns for a gate next to her unit not having a handle, only a lock. This will require additional research. Tenant raised concerns over feeling tremors/earthquakes in the building and thinks the exterior walls are leaning. I did not observe any walls leaning. Will proceed to a notice of violation for damage to ceiling surfaces. -VM |
