On site with tenant and owner of unit 1. Inspection of the rental dwelling revealed that the electrical receptacles/outlets serving the kitchen and Bathroom are nonfunctional (“dead”) while the associated circuit breaker is in the ON position. The condition indicates a potential electrical system deficiency requiring further evaluation to determine the cause and necessary repairs. Because this property is a rental dwelling, the electrical system shall be evaluated and repaired by a properly licensed electrical contractor. Any required electrical work shall be performed in accordance with applicable codes and regulations, and the required permit(s) shall be obtained prior to commencement of permitted work within 60 days of the notice. Additionally, it was observed that newly installed mini-split systems that are lacking independent safety certification are present on the property without required permits having been obtained. As for the flooring it was observed that some tiles were hallow but none were lifting or creating a safety hazard. |
