| 07/02/2026 | COT - ENFC - Code Enforcement - Initial | In Violation | On site with TFD and owner, upon inspection I observed extensive fire damage to the converted addition(garage). The interior and exterior wall assemblies sustained significant charring and heat damage. Drywall was destroyed and removed to expose concealed wall cavities. Structural wall framing exhibited heavy fire damage, and insulation was burned throughout the affected wall assembly. The electrical system within the fire-damaged area sustained extensive damage. Electrical conductors had burned insulation, electrical boxes and wiring were exposed to extreme heat, and the electrical system was compromised. Due to the extent of the fire damage, the electrical system presented an immediate hazard to life and property and rendered the affected structure unsafe for occupancy. Based on the observed conditions, the converted addition was determined to be an unsafe structure. The dwelling was condemned due to the compromised electrical system and associated fire damage. A Do Not Enter Notice was posted on the property, and the occupants were advised that the structure shall not be occupied until all fire-damaged materials have been removed, the electrical system has been repaired or replaced under valid permits by licensed contractors, and all required inspections have been completed and approved. The property owner shall obtain all required permits(within 60 days), repair all fire-damaged structural and electrical components, and receive final approval prior to reoccupancy. TEP turned of main breaker. Unable to lock main breaker panel. Taped and sign over main breaker. Meter remains intact. Main breaker must remain off until all inspections are complete. Owner will secure property. Property is condemned. A/C mini split was also added to the addition without a permit. |
