| 07/21/2025 | COT - ENFC - Code Enforcement - Initial | In Violation | On site at property, Unit 5103 with Tenants and Property Manager. The A/C was repaired at this time. There are many electrical hazards/defects to the unit. Many electrical outlets did not work. Electrical breaker panel to the unit has loose wiring, does not have a face-panel, and is not labeled. Living room south wall has no power. Master bedroom 1, southeast, does not have power. Child's bedroom 2, northeast, has one electrical outlet working, the other outlets in the bedroom do not have power. The outlet by the kitchen sink, is not GFCI. Unit was close to Condemnation. Went over the violations with Property Manager, on site at Unit. Given the circumstances, state of living for the tenants and unsure where they would go, gave property manager 36 hours with a licensed electrician to resolve the electrical hazards, failure to do so will result in condemnation. Property manager stated they will have a license electrician by 4pm tomorrow to resolve these issues. Let the tenants know to not overuse power and unplug any unnecessary electronic devices until then. |
