Removal of the banners was the only abated violation from the issued notice of violation dating from July 23rd, 2024. This notice had a 30-day compliance period ending on 8/22/2024. Photos obtained of violations for Code Enforcement Administration review. Code Enforcement did find vacant motel rooms that lack AC units and smoke detectors. A total of 16 units were posted unfit to occupy. No displacement of occupants took place. |

08/28/2024 | COT - ENFC - Code Enforcement - Follow Up | In Violation | Upon arrival there was a continuation of heavy foot traffic going through the property and what appears to be drug use. People at the rear of the property stated they rent units without AC and must pay extra for rooms with AC. They did not come forward with what unit they were staying in due to their vulnerability to being houseless. This statement was confirmed by others walking past me while conducting my inspection. The following violations continue to be unabated from my initial inspection: There is a 6ft metal fence with both pedestrian and vehicle access gates that have been installed without a permit or zoning approvals. This metal fence has been installed after April 2022. There are locked metal gates installed at the 2nd level walkways at each end and the middle hall without permits or approvals from the City of Tucson. These gates have been installed after April 2022.There are 40-foot metal containers that belong to this property being stored on abutting ADOT right of way. There is rotted fascia and exposed wood without weather protection. The 2nd level has floor joists that are rotted to include areas that the staircase is attached to. Other areas of the floor joist have exposed wood without weather protection. Staircases have missing spindles and other non-code compliant modifications. The swimming pool has signs of deterioration, cracks, stagnant water and is not being maintained. There is furniture and other miscellaneous items being stored within the pool area barrier. The parking lot has faded parking lines, deteriorated asphalt, and lack of marked designated handicap spaces. There are multiple units with damaged windows, damaged doors, and associated door frames. |

11/27/2024 | COT - ENFC - Code Enforcement - Follow Up | In Violation | After receiving authorization from the Court, the following units have been posted keep vacant: 158, 256, 155, 154, 253, 152, 251, 150, 247, 145, 143, 243, 242, 142, 241, 240, 237, 236, 235, 135, 233, 205, 105, 204, 104, 203, 103, 202, 102, 201, 200, 211, 209, 208, 207, 106, 128, 225, 224, 223, 122, 219, 216, 214, 213, 212, 261. The following units have been previous posted prior to the Court order: 161, 160, 260, 259, 159, 257, 254, 250, 249, 206, 144, 215, 115, 112, 230, 207, 157, and 252. Upon review of historical case files after tagging all vacant units per the Court order. It has been discovered that Unit 252 is missing the Do Not Enter Unsafe to Occupy placard. This placard was posted on August 28th, 2024, and has not been cleared by the City of Tucson to occupy or remove the notice. The Unit was condemned due to lack of a heating and cooling system, which continues to not have while it was released for financial gain. The property’s Owner is reaching out to meet with Code Enforcement to review all action taken. This has been requested previously and three different time frames had been offered without any response. Code Enforcement will offer another set of availability to meet with the Owner. |
