07/10/2024 COT - ENFC - Code Enforcement - Initial In Violation Tree branch fell on vehicle in front of rental property, soffit and facia near the front door lacks weather protective paint, wood is peeling and flaking off due to LACK of regular maintenance. Plaster at the front end of rental unit is cracked and falling off the structure. No smoke detector inside rental unit, swamp cooler is blowing out cool air in two rooms. Rental unit has two bedrooms, living room, bathroom and kitchen. Vents are open in all rooms. Is vent blocked? Occupant refuses to crack the window open for the swamp cooler to work properly. Occupant states the windows don't have screens or bars to prevent the potential of the rental unit from being accessed. Did heat test on the air coming out of the vents. Air tested at 77 degrees and 84 degrees. Swamp cooler is working. Contacted Grijalva Realty discussed the complaint. Property Mgmt to send out a Technician to check the vents for blockage and will place a screen over the window. Also mentioned the damaged tree. Will send a notice of violation to the owner's property mgmt co.
