Inspected unit for water intrusion due to fire in above unit A203. In this unit A103, found unit has standing water inside. Water is draining out of the bedroom ceiling and out of a hole in the drywall in bathroom ceiling. There is black water in bathtub that is not draining. There is water draining out of electrical devices including the exhaust fan in bathroom and the light fixture in closet. The breaker panel is wet and there is water in between breakers. Owner removed panel cover and breakers are all wet, water inside panel, and owner has isolated power at main disconnect inside fire riser room. Owner also removed clog in bathtub and it is now drained. Unit is condemned and may not be occupied. A permit is required for repairs including the repairs and replacement to water damaged components of the electrical system within 60 days. -VM |
