04/28/2026 COT - ENFC - Code Enforcement - Initial In Violation PAGE 1 OF 2 DUE TO ENERGOV CHARACTER LIMIT...Arrived at 6:00 PM and was informed a person struck and damaged a fire sprinkler in the fourth floor hallway between units 414 and 415. The fire sprinkler discharged water for over an hour before being reported and water drained down to the first floor, impacting an area of approximately 36 apartments. Water was still draining out of the building on my arrival. On floor 4, multiple units have water in them and there is water on the ground in the hallway. On floor 3, drywall of ceiling directly above the electrical panel is wet. On floor 2, floors are wet and some units including 217 have drywall damage inside. There are holes cut into the ceiling drywall next to Units 218 and 216, and drywall inside the ceiling is dry. The apartment complex has multiple electrical panels in each floor hallway with multiple breakers in each panel that serve each unit. The electrical panel on the fourth floor was dry and had no visible water in it, and breakers were visibly dry. Did observe two tripped breakers, #35 and #42. The electrical panel on the third floor (with breakers labeled as serving units 310, 311, 312, 313, 314, 315, 316, 317 and 318) and the electrical panel on the second floor (with breakers labeled as serving units 210, 211, 212, 213, 214, 215, 216, 217 and 218) both had water intrusion. Breakers were wet with water coming out of the breakers, and water was pooled at the bottom of the electrical panels. The electrical panel on the first and fifth floors were both dry with no signs of water intrusion. There is water damage and wet drywall throughout the building. A restoration company arrived while I was on scene to begin the process of drying out the building. The aforementioned units on floors 3 and 2 have been condemned as unsafe to occupy due to no electrical power. NOTES CONTINUED ON A SEPARATE INSPECTION REPORT SEE PAGE 2
