The roof is leaking, and the interior ceiling has sustained significant damage, with portions detaching from the roof structure. A hallway wall is visibly warped due to prolonged water exposure. In the bathroom, sewage backup is present, and the flooring throughout the unit is warped and unstable, with soft spots near the front entrance and in the rear bedroom.

Electrical hazards are present, including exposed wiring, missing outlet covers, and an electrical disconnect box without a cover plate. There is evidence of animal intrusion, including feces within the unit. Carpet tack strips and exposed nails are scattered throughout the trailer, creating additional safety risks. No smoke detectors are installed.

The presence of small children in these conditions is of serious concern. The unit has been ordered shut down, and the owner is required to complete all necessary repairs. Appropriate permits must be obtained prior to any work. Shutdown documentation, permit requirements, and an indemnification form have been issued. The trailer has been posted as unsafe for occupancy, and Arcadia has secured the unit.
