4. No smoke detector northwest bedroom
5. Missing outlet covers southeast bedroom
6. Ceiling fan southeast bedroom wired in a non code compliant manner, exposed conductors on ceiling
7. Door frame missing southeast bedroom, cracked and damaged plaster
8. Holes cut into wall near switch, tenant removed drywall cover, new wiring dated 7/10/24 with no permits in the southeast bedroom. Wire tested live
9. No smoke detector southeast bedroom
10. Bathroom sink is clogged, not draining
11. Bathroom outlet tests w/ open neutral
12. Holes in bathroom door
13. Missing smoke detector in hallway
14. Ceiling missing from utility closet
15. Water heater installed 2016 with no permit. Ran water in kitchen and no hot water
16. Live exposed wiring that has been cut in utility closet. Isolated power by turning off the breaker for the furnace. The furnace has been removed
17. Missing light switch, open into junction box, outside utility closet
18. Hallway outside southeast bedroom, apparent electrical done without permits, wiring is cut and live conductors are not capped off and left loose inside the wall (not the junction box)
19. Kitchen window is broken
20. Rear door off kitchen door handle broken/inoperable and missing parts, door is cracked and damaged
21. Lightswitch in kitchen work without permits, wiring dated 07/2024, wire tests live
22. Drywall in kitchen ceiling replaced, surface not painted
23. Rear porch work without permits, porch extended to block wall on property line. Addition is rotted and collapsing
24. Wiring installed from breaker panel to west wall where a mini split HVAC system has been installed with no permits
